AI-BOB is an AI compliance copilot for building design. Its terms of service put it plainly: AI-BOB provides an AI service that automates compliance checks for building regulations, customer specifications, and data quality within architectural models and project documentation. The stated premise is that 70% of construction errors originate in design, while the requirements meant to prevent them sit scattered across hundreds of PDFs, spreadsheets and emails. Two services are delivered. Data Quality encodes the BIM Execution Plan, ISO 19650 and in-house standards as machine-readable rules covering naming, metadata and parameters, validates the model continuously, and returns deviations to Revit as structured change requests. Area Compliance encodes the national area definitions, BOA, LOA and BTA in Sweden, BVO and GBO in the Netherlands, then calculates, classifies and re-checks areas, generating Revit schedules and Excel exports automatically.
The vendor describes five technical layers: model-agnostic large language models, an agentic harness that plans the task and chains capabilities, the capabilities themselves, data and integrations, and security and governance. The tool reads Revit and Autodesk Forma directly; IFC is on the roadmap.
Delivery is as much a service as a product: the vendor's architects join a live project and tune AI-BOB to the practice's way of working before handing over to the client team. GDPR overview
GDPR implementation is concrete and documented. The privacy policy carries an effective date of 2025-09-25 and names the controller: AI-BOB AB, Renstiernas gata 12c, 116 28 Stockholm, Sweden, info@aibob.io. Rights are enumerated: access, rectification, erasure (right to be forgotten), objection, portability and withdrawal of consent. They are exercised by deleting the account directly in the web app or by writing to support@aibob.io. The supervisory authority named is the Swedish Authority for Privacy Protection (IMY). Breaches are notified to the customer and to the authorities without undue delay under an internal Incident Response Plan. Security measures cited are encryption in transit and at rest, need-to-know access control, regular security assessments and staff training. A DPA is incorporated into the terms by reference. No Article 27 representative is named, the vendor being inside the Union, and no DPO is published.
Who owns the data?
Section 7 of the terms of service is unambiguous: “You retain full ownership of all data, content, and models you upload to the service (‘Your Data’).” AI-BOB AB acts as data processor for the personal data those files contain, on the customer's documented instructions and under the DPA. The customer grants only a limited, non-exclusive licence, confined to operating, maintaining and improving the service for that same customer. One reservation matters: the vendor may use anonymised and aggregated data to improve its systems, though never in a way that identifies the customer or reconstitutes their data. Legality, integrity and accuracy of the uploaded data remain the customer's sole responsibility.
Reuse rights
On the public website, nothing personal is collected unless it is volunteered: the contact form captures an email address, a phone number and the content of the message. Within the services, AI-BOB AB processes full name, email, phone number, role or job title, company information, and any personal data contained in user content. The stated purposes are delivering and improving the service, answering enquiries, and marketing, the latter only on explicit consent that can be withdrawn at any time. The legal bases cited are consent, contractual necessity and legitimate interest. Personal data is not sold. It is shared with sub-processors, whose full list is published, and transfers outside the EEA are framed by standard contractual clauses. The privacy policy also states, at section 12: “We do not use cookies or similar tracking technologies on our public website.” On the product side, model data is handled in a controlled environment and, in the vendor's wording, never used to train models for other customers.

The site's own formulation is: “Your data stays in Europe, secured to ISO 27001, with role-based access.” Hosting is with Google Cloud EMEA Limited, whose head office is in Ireland and whose processing region is declared as the European Union in the published sub-processor list. No specific hosting country is ever named, only the region, so Europe should not be read as a single jurisdiction. ISO 27001:2022 certification is shown in the footer and audited annually. The picture is not uniform, though. AI-BOB AB publishes all 17 sub-processors with, for each, a head office and a processing region, and six of them process outside the European Union: Encore AB (Sweden, processing in the United States), Notion, Zapier and Anthropic PBC (United States), Beetroot AB (Sweden, processing in Ukraine) and Embrace-it Technologies ApS (Denmark, processing in Pakistan).
