Overview

What is Alpha Audit?

Alpha Audit is a suite of artificial intelligence tools aimed at the Italian real estate and construction market. It is published by 2Way Communication & Consulting S.r.l., a Milan software company registered in 2009, and the product line itself is recent: the domain was registered in September 2024 and the individual tools were released between January and September 2025.

The suite splits into two families. The assistive side reads documents the industry already produces. Planimetrie AI applies object detection to floor plans supplied as PDF or DXF and returns perimeter walls, the surface area of each room, doors, windows and the text labels, flagging labels that do not match. Superficie Drenante AI checks permeable surfaces against the applicable rules, draws the geometry that demonstrates compliance and outputs a table with every value used in the calculation.

The generative side produces new design material. Masterplan AI takes a land parcel and the existing road access, identifies the best buildable perimeter and places modular bays, offices and access roads, with adjustable parameters and a multi-layer DXF export. The 3D modelling agent turns a typed sentence, such as a spiral staircase of a given diameter with a set number of steps, into an object delivered straight into Rhino or Revit through Grasshopper and Dynamo.

The fifth tool, Alpha Audit Advisor, is the one you can try without talking to anyone. It works in two modes: type a street address and it identifies the area, reads the available map layers and returns buildable floor area, permitted uses, constraints, the likely planning permission route and an economic estimate; or ask a technical question about changes of use, distances, heights or sanitary requirements and it answers with a summary and the regulatory sources. It draws on public instruments such as PGT, PRG, the Geoportale and the land registry. A sixth tool, an ESG check, is announced as coming soon.

The publisher is explicit about the limits: the Advisor is a free beta covering Milan and Rome only, it serves screening and pre-feasibility, and final decisions, design work and permit filing remain with qualified professionals.

What it does

  • Answer building-code and planning questions in plain language, with references to the applicable rules
  • Screen a plot from a street address and return buildable floor area, constraints and a first verdict
  • Read a PDF or DXF floor plan and extract room areas, walls, doors, windows and text labels
  • Generate a logistics masterplan from a land parcel and export it as a multi-layer DXF file
  • Check permeable-surface requirements automatically and produce the supporting calculation table
  • Create a 3D object directly inside Rhino or Revit from a sentence typed in plain language
  • Produce a shareable report for a technical team, a broker or an investment committee

Trust & Privacy

Data, GDPR & hosting

A consolidated view of how Alpha Audit handles your data.

GDPR overview

The privacy notice follows the structure the GDPR expects: a named controller, the categories of data collected, a stated purpose and legal basis for each processing operation, a retention period, a clause on disclosure to third parties and a list of user rights. Legal bases cited are performance of the requested service and the controller's legitimate interest. Users are told they may request access, rectification, erasure or restriction by writing to the controller. Three gaps are worth naming. No processor is identified, so the reader cannot see who handles the data. No data protection officer and no hosting jurisdiction are disclosed. And the publisher never actually claims to be GDPR compliant: it applies the rules without asserting conformity. The document is dated 26 September 2025 and covers only the Milan building-code assistant.

Who owns the data?

The published privacy notice names 2Way Communication, Via Thaon di Revel 21 in Milan, VAT number 06638140969, as the data controller, reachable at info@alpha-audit.it. The company states that it collects the account holder's name and email, the history of chatbot interactions and anonymous aggregated navigation statistics. It undertakes not to sell, transfer or share personal data with third parties for their own marketing purposes, and describes stored conversations as kept for the user's own benefit. External suppliers such as hosting providers may act as processors under a contract, but none is named. The document declares itself applicable only to the Milan building-code chatbot, not to the four other tools.

Reuse rights

The terms grant the user the right to use the service and its generated output, subject to explicit restrictions rather than a permission request. Users may not employ the output to develop competing artificial intelligence models, may not reverse engineer or decompile the service, may not scrape or automate access in a way that damages or overloads it, may not present the output as human-written, and may not use it for unlawful or harmful purposes. The publisher assigns no warranty to the output: it is supplied for information only, and the user carries full responsibility for any decision taken on the basis of it. No clause addresses whether customer content may be reused to train models.

Data retention & training

Retention summary
The privacy notice sets a single retention rule: personal data, including saved chatbot interactions, is kept for 24 months from the last interaction. Once that period ends, the data is either deleted or irreversibly anonymised. Conversation history is described as stored for the user's own benefit, so that they can consult their past exchanges. Users may ask for erasure or restriction at any point by writing to the controller. No separate retention period is published for the four other tools, and no backup or archival period is mentioned, so the 24-month rule should be read as covering the Milan building-code assistant only.
GDPR contact

Hosting summary

The publisher discloses nothing about where data is hosted. The privacy notice mentions only that it may rely on external suppliers, giving hosting services as an example, and that such suppliers act as processors under a contract that guarantees security and confidentiality. No supplier is named, no country is stated and no region is stated. As a matter of jurisdiction, the controller is an Italian company established in Milan, so the processing falls under Italian and EU law and the GDPR applies. That is a legal fact about the controller, not a declaration about where servers sit. The public website itself is served from an Italian address belonging to a national hosting provider, but that describes the marketing site and says nothing about where the platform processes uploaded drawings, account data or conversation history. Anyone with a data residency requirement should ask the publisher directly before uploading project files.

Things to keep in mind

Risks and trade-offs to weigh before adopting Alpha Audit.

  • The published terms and privacy notice apply to the Milan building-code chatbot only, so any contractual fact drawn from them may not hold for the four other tools
  • The Advisor is a beta covering Milan and Rome: an answer that looks authoritative may simply be outside its data coverage
  • Output is explicitly not a technical or legal opinion, and treating a verdict on a plot as a decision rather than a first screening transfers the risk entirely to the user
  • No processor is named and no hosting country is disclosed, so a buyer cannot tell where uploaded drawings and site data are handled
  • Nothing is published about whether uploaded content may be used to train models, and no opt-out is documented
  • Automating regulatory reading can erode the habit of checking the source text, which the publisher itself warns against by telling users to verify official sources
  • The claimed 90% and 75% time savings are the publisher's own figures with no method or customer evidence, and should not be used to size a project
Setup

Setup & Integrations

Technical difficulty

Low for most of the suite. The publisher's own argument is that there is no complicated setup and no long training phase: the Advisor needs an email address and a password, then runs in a browser, and the file-based tools only require uploading a PDF or DXF drawing. The one exception is the 3D modelling agent, which assumes a working Rhino with Grasshopper or Revit with Dynamo environment on the user's machine. A custom deployment, with its dedicated subdomain and tailored dashboard, is set up by the publisher rather than by the client.

FAQ

Frequently asked questions

What exactly is Alpha Audit Advisor?
It is a vertical AI assistant for technical real estate work. It combines a preliminary analysis of a plot, a reading of the constraints that apply to it, consultation of the municipal building code and a first indication of which planning permission route fits.
Which municipalities are covered?
The beta is active on Milan and Rome. The publisher says coverage is being extended progressively to other municipalities by integrating their planning documents, building regulations and available public map layers.
Does it use official municipal data?
The analyses rely on public sources and layers such as planning instruments, the Geoportale, the land registry and building regulations. The publisher states that the speed comes from automating the queries and calculations, not from shortcuts on the data itself.
Can it replace a qualified professional?
No. The publisher is explicit that the Advisor is for screening, pre-feasibility and operational orientation, and that final decisions, design work and the filing of permit applications remain with licensed professionals and the competent authorities.
How much does it cost?
The Advisor is in free beta and can be used after a self-service registration. The other four tools are sold as a custom subscription and the site publishes no amount, no currency and no pricing page, so a quote must be requested.
Which file formats can I use?
The tools accept PDF and DXF drawings. Masterplan AI additionally works from a land parcel file, and its output is exported as a multi-layer DXF.
What does the custom solution include?
According to the site's FAQ, a custom client receives a dedicated subdomain and a tailored dashboard, and the publisher's developers adapt the existing models or build new ones to fit the client's requirements.
Is there an API or a mobile app?
No. Probing the site's paths and subdomains returned no API endpoint and no documentation, and no application was found on either the Apple App Store or Google Play under the publisher's name.
How much time does it claim to save?
The homepage claims up to 90% less time spent analysing floor plans and regulations, and 75% more efficiency in the design and validation phase. These are the publisher's own figures and come with no stated method or customer case.
How does it fit into an existing design workflow?
The assistive models review a drawing to detect inaccuracies or optimisations in under a minute instead of a manual check, while the generative models return a DXF from a small number of inputs, which saves drafting and calculation time upstream.
Conclusion

Should you pick Alpha Audit?

Alpha Audit is a narrow and coherent product. Rather than adapting a generic document assistant to construction, it is built on the Italian planning system, and that shows in what it returns: buildable floor area, constraints, permitted uses, the likely permit route, and drawings that carry into the next design stage as multi-layer DXF. The publisher is a Milan software company on the commercial register since 2009, and its identity checks out across the register, the VAT system and the domain record.

The product itself is young. The domain dates from September 2024, the tools were released through 2025, and the assistant that anyone can actually try, Alpha Audit Advisor, is a free beta limited to Milan and Rome. That free beta is the honest way in: registration is self-service, no payment details are asked for, and the publisher states plainly that the tool supports screening and pre-feasibility rather than replacing a qualified professional.

Two reservations deserve weight. The first is commercial opacity: the four tools sold on subscription carry no published price at all, so no comparison with a competitor is possible without a sales conversation. The second is documentary. The terms and privacy notice published on the site declare themselves applicable to the Milan building-code chatbot alone, which leaves the four other tools without visible contractual terms. Add the absence of any named processor, any stated hosting country and any position on training, and a professional buyer will have questions the site does not answer.

For an Italian practice working in Milan or Rome, the free beta costs nothing to evaluate and the vertical depth is real. Everything beyond it requires a conversation.
