What is Palazzo?
Palazzo is an AI visualization platform published by Palazzo, Inc., a Delaware company based in New York and founded in 2023 according to the Company Facts sheet on its press page. It was co-founded by Raffi Holzer, who previously built Avvir, a construction-verification technology sold to Hexagon in 2022, and by Venus Williams, who has run V Starr Interiors since 2002 alongside seven Grand Slam singles titles. The idea came from an ordinary frustration: Holzer could not describe to his designer the room he had in mind, because there was no way to show someone a room that does not exist yet.
The platform ships as three products. Spaces stages real estate listings. Studio produces lifestyle product photography for furniture and home brands. Showcase gives retailers interactive product visualization. All three rest on the same principle, and that principle is the differentiator: every piece of furniture shown is a real product from a real catalog, with a price, clickable and buyable, as opposed to tools that drop generated furniture into a room where, in the vendor's words, the couch doesn't exist.
In Spaces, you upload a photo of any room, empty or already furnished, and get a photorealistic staged version in under 60 seconds. Palazzo does not alter the room: same walls, same windows, same layout. It furnishes it, and when the room is occupied it first removes dated or cluttered furniture. Living rooms, bedrooms, dining rooms, home offices, kitchens, bathrooms and open-plan spaces are covered, with nine named styles on Spaces (Grand Elegance, Mid Century Modern, Vintage Casual, Urbanology, New Traditions, Manc + Mason, Modern Refinery, Contemporary Living, American Classics) and 17 in total per the March 2026 changelog. Everything runs in the browser, with nothing to install.
The comparison points the vendor claims are 24 to 48 hours for human-designer services, two to three weeks for physical staging, and $50 a month unlimited against per-image billing elsewhere. SERHANT is a named client, alongside MLS platforms, furniture brands and proptech companies, plus an exclusive partnership with HGTV Home by Sherwin-Williams on its Color Collection of the Year. Palazzo launched to consumers in 2024 and pivoted to B2B in May 2026. Direct MLS publishing is announced but not shipped: today you download the render and upload it yourself.

Pricing starts at USD 50.00 per agent per month on the Starter tier (Solo Agent Plan, Unbranded) and includes unlimited staging, with no per-image fee, no tokens and no credits. Team pricing runs to USD 349 per month for up to 10 agents and USD 750 per month for up to 25; from 26 agents the Scale tier is quoted on request, with volume discounts available. A monthly/annual toggle is offered on the pricing page, plans may be changed at any time with proration on annual billing, and fees are non-refundable unless otherwise stated or legally required. GDPR overview
Palazzo documents GDPR compliance explicitly. The privacy policy (v1.0, effective 26 February 2026, owned by the COO & Legal) devotes section 8.3 to EU/EEA and UK residents: access, rectification, erasure, restriction, objection, portability, and objection to automated decision-making. Stated legal bases are contractual necessity, legitimate interest, consent and legal obligation. A DPO is reachable at legal@palazzo.ai, with a right to complain to a national authority; breaches are notified to the regulator within 72 hours. EU and UK transfers to the US rely on Standard Contractual Clauses and the IDTA. A DPA is available on request, covering GDPR, CCPA, LGPD and PIPL, and subprocessors are bound by processing agreements, with change notice and an objection right for enterprise customers. Two gaps: the EU and UK representatives are designated but not named, with details only available upon request, and the subprocessor list is not published. Responses are generally within 30 days.
Who owns the data?
Two documents disagree. The Terms of Use (§6.3, effective 26 February 2026) say you retain ownership of the content, data and materials you upload or create, licensing Palazzo to host, store, process, display and use them. The Master Services Agreement (v2.0, effective 15 July 2026), which governs customers under a SOW, reverses this for outputs: Palazzo owns all right, title and interest in Platform Outputs and grants you only a perpetual, irrevocable, worldwide, royalty-free, transferable license, surviving termination (§12(d)). Identical or similar outputs may be generated for other customers and licensed to third parties. Palazzo also owns all Derived Data: models, weights, embeddings, analytics (§9(b)).
Reuse rights
On the customer side, reuse needs no further permission: the MSA license covers using, reproducing, displaying, distributing, publishing and creating derivative works from the Platform Outputs generated for you, for any lawful business purpose, and it survives termination. The limits are behavioral rather than permission-based: renders must not misrepresent a property, virtually staged imagery must be labeled where law, MLS or platform rules require it, and you indemnify Palazzo for claims arising from publication. On the vendor side, two documents pull apart. MSA §9(a) grants Palazzo a sublicensable license, including to subprocessors, to host, copy, process, transmit, display and create derivative works from Customer Information, expressly including (iii) developing, testing, training, improving and enhancing its platform, models and algorithms, with no de-identification condition attached. The privacy policy is narrower: inferred attributes and derived insights feed features and improve the AI models but are not sold (§2.4), and Customer Data is not used to train generalized models for the benefit of other customers except in aggregated or de-identified form (§2.5), on a legitimate-interest basis (§4). De-identified data may be created, used and disclosed for any lawful purpose during and after the term (§9(c)), and rights over information already absorbed into a model training survive termination (§9(d)). No personal data is sold, and no training opt-out is documented anywhere on the site. Do Not Track signals are not honored; Global Privacy Control signals are, for California.

Palazzo, Inc. is headquartered in the United States, and the privacy policy (§9) states that data from users located outside the US may be transferred there and processed there or in other jurisdictions. Cloud infrastructure providers are cited by way of example as AWS and GCP (§5.1), with no region specified, and the MSA (§2(d)) confirms that subprocessors include cloud hosting providers and third-party AI model vendors. DNS resolution points to Amazon's AS16509 network, geolocated in the United States. The marketing site itself is hosted by Framer B.V. in Amsterdam, the Netherlands (cookie policy §9), which covers the showcase site rather than product data. Transfer safeguards are Standard Contractual Clauses and the UK IDTA for EU and UK flows to the US, PIPEDA clauses for Canada, LGPD chapter V for Brazil, and PIPL standard contracts with CAC-filed security assessments for China.
