Overview

What is PropriX?

PropriX is an all-in-one real estate marketing platform published by PropriX AG, a Swiss company based in Hagendorn, in the canton of Zug, and entered in the commercial register on 19 August 2024. Its unit of work is the project: every paid plan is counted in project slots rather than in seats, which tells you plainly that it is built for marketing a development rather than for managing a portfolio of listings.

The workflow runs through a guided ten-step wizard, with dedicated stages for clarifying and filling gaps in the data. Alongside it sits Lyra, the assistant built into the product. Lyra is not a separate tool: it suggests how to complete the wizard, keeps a memory of the user's preferences, draws on a knowledge base, and can be driven by voice during onboarding. The vendor renames it per locale, so French and German users meet the same assistant under a slightly different spelling.

From the material a user uploads, the platform produces a hosted project website on a free PropriX domain or a custom one, a brochure through Brochure Pro, a price list, social media posts, a construction site sign, Google Ads campaigns and a lead centre with CRM. The modules the vendor names are Wiz for assisted data capture, Creator for the project site, Brochure Pro, Data Lab for real-time analytics, Content Creation and Sponsored Ads. A Visual Lab handles imagery with virtual staging, a close-up generator and image restyling, metered in monthly credits that scale with the plan. Video and motion generation is also present.

One feature deserves separate mention: the AI Advisor, a conversational adviser placed on the published project site that answers prospective buyers' questions, knows the materials and technical data, and offers viewing appointments around the clock. It is a paid add-on on the Starter and Pro plans and included on Business.

The interface runs in German, English, French and Italian, with German as the default, and the vendor states that Switzerland is its target market. It is a web application only, with no mobile app.

Pros & Cons

Pros

  • One continuous chain from the project website to the ad campaign, with no tools to stitch together
  • Unusually complete legal documentation, published in four languages, including a full data processing agreement
  • Thirteen sub-processors named with purpose and location, with thirty days' notice before any change
  • Explicit commitment that customer content is not used to train the AI providers' models
  • Data processed in Switzerland and the EEA, with backups kept geographically redundant inside the EU
  • Fully verifiable legal identity: register number and UID match the commercial register exactly
  • Permanent free plan with no credit card, and every plan cancellable at any time

Cons

  • A very young offering: the company dates from August 2024 and the product domain only from April 2026
  • Google Ads Setup is marked coming soon on all three paid plans while Sponsored Ads are promoted
  • The free plan publishes nothing, so it is a look around rather than a working tier
  • A high entry ticket for a single project: 199 CHF per month buys one slot
  • The AI Advisor, a headline argument, is a paid add-on on Starter and Pro
  • No mobile application, and API access is confined to the quoted Enterprise plan
  • The AI transparency page renders unresolved translation keys in English, and no security certification is claimed

Trust & Privacy

Data, GDPR & hosting

A consolidated view of how PropriX handles your data.

GDPR overview

Implementation is concrete and documented. PropriX AG names itself controller with its commercial register number and UID, and works under both the revised Swiss FADP and the GDPR. It states plainly that no data protection officer has been appointed because the Article 37 thresholds are not met, and routes access, rectification, erasure and objection requests to hello@proprix.ch. An Article 27 representative is designated in the European Union: Talha Aktas in Magstadt, Germany. Transfers to the United States rest on the EU-US Data Privacy Framework adequacy decision of 10 July 2023 together with standard contractual clauses. A full data processing agreement is published, listing thirteen named sub-processors with purpose and location, with thirty days' notice before any change and a right to object. Every plan lists GDPR compliance as a feature.

Who owns the data?

Ownership is split explicitly. Content the customer publishes on their landing page remains the customer's property where intellectual property law protects it, and the customer warrants they hold the rights to every source file they upload. In exchange they grant PropriX the right to process those files to deliver the AI features and to pass them to its named processors. Everything belonging to the platform itself, its images, trademarks, logos and layouts, stays the exclusive property of PropriX AG, which grants no licence over them. For end-user personal data the roles reverse: the customer is the controller and PropriX acts as processor under a published data processing agreement.

Reuse rights

The customer keeps their published content and can reuse it freely, subject to holding the rights to the source material. PropriX processes uploaded files only to run the AI features, virtual staging, furniture removal, close-up renderings, text generation and translation, and analysis of uploaded content, and transmits them to OpenAI Ireland and Google Ireland as processors for that purpose. The vendor states that under those providers' API terms the content is not used to train their models, and applies the same principle to Gmail and Outlook data under Google's Limited Use policy. AI output is labelled automatically, and the customer is made solely responsible for reviewing, approving and publishing it, including meeting the labelling duty in Article 50 of the EU AI Act. Using the AI features for deepfakes of identifiable people, or to depict structural elements that do not exist, is prohibited.

Data retention & training

Retention summary
Retention is set out period by period. Intermediate results of AI editing sessions are kept for seven days and then deleted automatically, while results you save into a project stay as long as the project is active. Lyra's stored preferences last as long as the account, and any not reconfirmed by use are deleted after eighteen months; if the account is deleted, Lyra's memory is erased in full within thirty days. Chat transcripts are kept for at most twelve months, then deleted or anonymised. Raw analytics events are held for a maximum of fourteen months before automatic deletion or full anonymisation, with only non-identifiable aggregates kept longer. Audit logs run to ninety days and backups to seven. You can ask for Lyra's memory to be exported or deleted at any time.

Hosting summary

Personal data is processed in Switzerland, and may be handled by third parties operating within the European Economic Area. The published sub-processor list gives a location for each: database hosting, authentication and storage with Supabase in Frankfurt; analytics with PostHog in Frankfurt on AWS EMEA; payments through Stripe Payments Europe in Ireland; transactional email via Resend within the EU; domains and DNS with Hetzner and Openprovider in Germany and the Netherlands. Generative AI runs on OpenAI Ireland, and connected Gmail mailboxes on Google LLC, both of which may involve the United States under the EU-US Data Privacy Framework adequacy decision of 10 July 2023, backed by standard contractual clauses. Daily automated backups are retained for seven days with point-in-time recovery and are geographically redundant inside the EU. Authentication and database access events are logged with timestamps and kept for ninety days.

Things to keep in mind

Risks and trade-offs to weigh before adopting PropriX.

  • AI-generated visuals such as virtual staging can flatter a property; the vendor itself warns that results may deviate from its actual condition and makes you solely responsible for checking them before publishing
  • Publishing synthetic images of a building carries real legal exposure, including misleading advertising rules and the labelling duty in Article 50 of the EU AI Act
  • Letting the assistant fill in the wizard is convenient, but unreviewed AI copy about a property can state things the seller cannot stand behind
  • An AI advisor answering buyers unsupervised may give impressions about materials, availability or suitability that no one on the team has validated
  • The company was registered in August 2024 and its domain in April 2026, so continuity of the service is not yet demonstrated by a track record
  • Your project content, leads and customer mailbox all sit in one platform, which concentrates dependency; check the export and deletion paths before you rely on it
  • Some AI processing reaches providers in the United States under the EU-US Data Privacy Framework, which matters if your own clients impose stricter rules
Setup

Setup & Integrations

Technical difficulty

Low. Nothing is installed: you sign up online and work in the browser. A three-step onboarding covers project type, details and branding, then a ten-step wizard walks through the rest, with the assistant offering to fill any gaps. The optional work is where a little technical comfort helps: pointing a custom domain at the site, connecting a Gmail or Outlook mailbox by OAuth, linking social accounts, wiring up Zapier or setting up Google Ads. The intended audience is non-technical, and none of these steps requires code.

FAQ

Frequently asked questions

What exactly does PropriX do?
It is a Swiss platform that produces the whole marketing package for a property development: a project website, a brochure, a price list, social posts, a construction site sign, Google Ads campaigns and a lead centre, generated with AI from the material you upload.
Is Lyra a separate product?
No. Lyra is the AI assistant built into PropriX. It guides the ten-step wizard, suggests entries for missing information, keeps a memory of your preferences and can be used by voice. The vendor renames it per language, so you may meet it under a slightly different spelling.
Is there a free plan, and what are its limits?
Yes, a permanent free plan with no credit card required. It gives one project slot, one hosted project and fifty one-time Visual Lab credits, but it does not let you publish a project. There is no time-limited free trial: the free plan is the way to evaluate the product.
How much does the cheapest paid plan cost?
Starter costs 199.00 CHF per month for a single project slot, or 169 CHF per month equivalent if you commit annually. Pro is 299 CHF and Business 799 CHF per month, and Enterprise is quoted on request.
Is my content used to train AI models?
The vendor states it is not. PropriX relies on OpenAI Ireland and Google Ireland as processors and says that under those providers' API terms the content transmitted is not used to train their models. The same principle is applied to Gmail and Outlook data.
Where is my data hosted?
Personal data is processed in Switzerland and may be handled by third parties in the European Economic Area, chiefly Frankfurt and Ireland. Some sub-processors operate in the United States under the EU-US Data Privacy Framework. Backups are kept geographically redundant within the EU.
Is a data processing agreement available?
Yes. A full agreement is published and lists thirteen named sub-processors with their purpose and location. PropriX undertakes to give thirty days' notice before adding or replacing one, and the customer may object on legitimate grounds.
Is there a mobile app or a public API?
There is no mobile app; PropriX is a web application. API access is listed as a feature of the Enterprise plan only, and no public API documentation is published on the site.
Which languages does it support?
The interface is available in German, English, French and Italian, with Swiss German as the default. A multilingual AI feature is included in every plan for generating project content in several languages.
Can I cancel at any time?
Yes. Cancel anytime is listed as a feature of all four plans, including the free one. Enterprise terms are agreed separately when you request a quote.
Conclusion

Should you pick PropriX?

PropriX is a coherent answer to a narrow, well-defined problem: getting a property development to market without assembling half a dozen tools. The chain runs unbroken from the project website to the brochure, the price list, the social posts and the ad campaign, and the AI Advisor that answers buyer questions on the published site is a genuinely distinctive touch rather than a chatbot bolted on.

What stands out most, next to the product itself, is the paperwork. Few tools of this size publish a full data processing agreement naming thirteen sub-processors with their purpose and location, commit to thirty days' notice before changing one, designate an EU representative, and state in plain words that no data protection officer was appointed and why. The commitment that customer content is not used to train the AI providers' models is explicit, and the company's legal identity checks out exactly against the Swiss commercial register.

The reservations are about maturity and reach. The company was registered in August 2024 and the product domain only in April 2026, so there is little track record to lean on. Google Ads Setup, promoted on the site, is still marked coming soon on every paid plan. The free tier lets you look but not publish, and the first tier that does costs 199 CHF a month for a single project, with the AI Advisor charged as an extra below the Business plan.

Judged against the marketing budget of a single development, that entry price is defensible; judged as software, it is steep for one slot. PropriX will suit Swiss agencies, developers and architects who market projects regularly. Anyone outside that market, or needing an API or a mobile app, should look elsewhere for now.
