Overview

What is EazyRent?

EazyRent is a web platform published by EazyRent SAS, a company registered with the Toulouse trade register on 17 February 2021, whose corporate purpose is the collection and analysis of administrative, financial and tax files in the context of property transactions. Its object is the rental application file: the pile of identity papers, payslips, tax notices, tenancy receipts and employment contracts that a candidate must assemble, and that a letting professional must then read, check and rank. The workflow is deliberately short. The professional invites a candidate by email; the candidate picks a profile — alone, as a couple, in a flatshare; employed, student, retired — and uploads a valid ID document, proof of address, proof of employment, a recent tax notice and proof of income, adding the same set for a guarantor where one is offered. The AI then extracts the data, cross-references it against official public sources to detect forged papers, calculates a solvency ratio, compares the declared situation against the documents actually supplied, flags inconsistencies, and returns a scored file with a summary. The documents requested match the list set by the French decree of 5 November 2015, which is what keeps the collection step lawful. Three audiences get their own route. Letting agents run the invitation-to-decision journey end to end. Insurers and rent-guarantee brokers pull files from their own business software, get them analysed, and reach an approval decision in minutes. Social landlords do the same, including for files coming from the SNE, and end with three applications to present to the allocation committee. Higher volumes are handled through the EazyRent analysis API, which returns results into the customer's management tool. The service is free and optional for the rental candidate; it is the professional who pays, and only after a quote. EazyRent claims a 70% time saving, analysis reliability above 95%, a 30% cut in review costs for insurers and setup within the hour. Nothing is installed: a browser on a phone, tablet or computer is enough. The service is sold to real-estate professionals in France, and the interface and contracts are in French only.

When to use EazyRent / When not to

A quick filter to help you decide if EazyRent is the right fit.

When to use EazyRent

  • Letting agencies and property management firms handling a steady flow of tenant applications
  • Social landlords who need SNE files analysed automatically and a shortlist ready for the allocation committee
  • Insurers and rent-guarantee (GLI) brokers wanting to cut file review costs and speed up approval decisions
  • Property professionals who want forgery checks built into the screening step rather than done by eye
  • French real-estate businesses ready to plug tenant screening into their existing management software through an API

When not to use EazyRent

  • Buyers expecting a self-service checkout: every sale goes through a quote and a signed order form, with a minimum order of 50 EUR including VAT
  • Anyone operating outside France, since the terms of sale restrict the service to real-estate professionals in France
  • Teams that need an interface or contractual documents in a language other than French
  • Organisations that require published security certifications or a ready-made data processing agreement
  • Landlords looking for the rent-guarantee policy itself: EazyRent scores files but grants no GLI approval

Pros & Cons

Pros

  • Covers the whole chain in one tool: collection, verification, solvency, scoring and summary
  • Forgery detection works by cross-referencing extracted data against official public sources rather than by eye
  • Explicit undertaking never to store personal data outside the European Union, subprocessors included
  • Subprocessors are named, with a stated commitment that they do not reuse the data to train or improve their models
  • Documents are stated to sit on an Amazon Web Services server located in France
  • Retention is quantified: files purged after three months of inactivity, personal data deleted and anonymised after one year
  • Three distinct journeys for letting agents, insurers and social landlords, and free use for the candidate

Cons

  • No public pricing whatsoever: the offers page displays no amount and routes every path to a sales conversation
  • No online purchase, a quote and a signed order form being compulsory, with a 50 EUR minimum including VAT and 30% payable if an accepted order is cancelled
  • Two incompatible offer naming schemes coexist between the website and the in-app terms of sale
  • The in-app terms of sale are out of date, quoting share capital of 15,037 EUR against 44,365 EUR at the registry
  • API access is sold as an offer, yet no public API documentation exists
  • No security certification is claimed and no data processing agreement is published
  • France-only service, with a French-only interface and French-only contractual documents
Pricing

Pricing & Plans

EazyRent publishes no price. The offers page carries no amount and refers every enquiry to a consultation, with tailor-made packages quoted case by case; the only unit of account shown is one credit for one rental file. There is no permanent free plan for the professional customer and no free trial is announced, although use of the service is free of charge for the rental candidate. The terms of sale make a written quote and a signed order form compulsory, set a minimum order of 50 EUR including VAT, state that prices are net and exclusive of tax at the rate in force on the order date, and provide for discounts based on the quantity ordered. A script embedded in the offers page does hold per-credit figures, but the slider it depends on is absent from the page, so no amount is ever shown to a visitor; for that reason no starting price is recorded here.

Data, GDPR & hosting

A consolidated view of how EazyRent handles your data.

GDPR overview

GDPR compliance is claimed explicitly and more than once. The privacy policy commits to the Regulation of 27 April 2016 and to the French Data Protection Act as amended on 20 June 2018; the product page states that personal data belonging to the client and to its own customers is secured, and the FAQ answers that the company complies with GDPR standards. Several measures are concrete: named subprocessors, an undertaking never to store personal data outside the European Union, rights of access, rectification, restriction, objection and erasure, data portability in an open format, notification of a breach to the person without delay and to the CNIL within 72 hours. What is missing is just as concrete: no data protection officer is named, no data processing agreement is published, and no security certification is claimed anywhere.

Who owns the data?

EazyRent SAS publishes the service and acts as data controller, with contact@eazyrent.fr as the single point of contact. The rental candidate supplies their own supporting documents and those of any guarantor, and confirms they hold the guarantor's express permission. Candidates may share their file with third parties of their choosing through the platform, and the privacy policy makes them solely responsible for the access they grant. EazyRent undertakes to return all data held on a person on simple request, in an open and reusable format. Rights of access, rectification, restriction, objection and erasure are exercised by email or by post to the Toulouse office, with a complaint route to the CNIL.

Reuse rights

The declared purpose is narrow: building a digital rental file that meets market standards and the French decree of 5 November 2015 listing the supporting documents a landlord may request. The only operations declared on the data are storage and conformity checking, with the AI cross-referencing extracted values against official public sources such as impots.gouv and societe.com to detect forgeries. Three technical subprocessors are named — Amazon Web Services for hosting and document processing, Google Cloud and Mistral AI for document processing — and the policy states that they act only on EazyRent's instructions, use the data for nothing but running the service, and do not reuse it to train or improve their models. Beyond the professional who requested the file, data may reach the partner site through which the candidate arrived, and insurers or brokers where a rent-guarantee policy is being studied, underwritten or managed. The candidate may also open the file to third parties of their own choosing. Technical data such as IP address, internet provider and device type is kept for security and statistics, and non-essential cookies can be refused.

Data retention & training

Retention summary
Data is kept for as long as the candidate goes on using the service, meaning as long as they keep sharing their file link. After three months of inactivity, the files attached to an account are deleted. After one year of inactivity, personal data is deleted and whatever remains is anonymised and kept for statistical purposes only. Anonymised technical data is kept without any time limit. Cookies last thirteen months at most from first placement, in line with CNIL guidance, after which consent must be sought again. Deletion can be requested at any time by writing to the published contact address, and purge mechanisms are stated to be in place once a retention period ends.

Hosting summary

The privacy policy gives an unambiguous undertaking: personal data belonging to users is never stored outside the European Union, subprocessors included. The in-app terms of use are more precise still, stating that documents are stored on a server hosted by Amazon Web Services in France. Three technical subprocessors are named — Amazon Web Services for hosting and document processing, Google Cloud and Mistral AI for document processing — each stated to act only on EazyRent's instructions. One point needs care: the in-app legal notice lists Amazon Web Services, Inc. with a Seattle address, which is the provider's corporate seat and not the location of the data. The public marketing site itself is served from OVH infrastructure in France, a network fact rather than a declaration by the vendor. No hosting certification such as HDS, ISO 27001 or SOC 2 is claimed, and none should be inferred from the presence of AWS or Google Cloud, whose certifications belong to them and not to EazyRent.

Things to keep in mind

Risks and trade-offs to weigh before adopting EazyRent.

  • Scoring an application decides who gets a home: leaning on the score alone can harden bias, and the site publishes no methodology, no accuracy audit and no route for a candidate to contest a poor result
  • The headline claims of over 95% reliability and 70% time saved come from the vendor with no published method, so they should be read as marketing rather than measured performance
  • Forgery detection can misfire on genuine paperwork, and a wrongly flagged applicant may lose a tenancy without ever learning why
  • Candidates hand over identity papers, tax notices, payslips and proof of address, then may pass the file on themselves, the policy making them solely responsible for every access they grant
  • EazyRent never states its own position on training AI models with customer data; the no-training commitment covers only the three named subprocessors
  • Pricing is entirely opaque and only reachable through a quote, so the tool cannot be compared on cost before entering a sales conversation
  • The contractual documents contradict each other on share capital, postal code and the names and number of offers, so check which version binds you before signing
Setup

Setup & Integrations

Technical difficulty

Low for everyday use, gated commercially. Nothing is installed: a browser is enough, an account is opened for each agent, and the FAQ puts go-live within the hour. Day-to-day work is an email invitation to the candidate, after which the analysis is automatic. The advanced route — connecting the API to management software or to the SNE — is harder to scope, since no public API documentation exists and integration therefore runs through the vendor. The real obstacle is commercial rather than technical: no self-service sign-up exists, and access requires a quote and a signed order form.

FAQ

Frequently asked questions

What does EazyRent actually do?
It is a web platform that collects rental application files from candidates and analyses them with artificial intelligence, returning a complete file with document authenticity checks, a solvency ratio, a score and a summary.
Who is it built for?
Three audiences, each with its own journey on the site: letting agents, social landlords, and insurers or rent-guarantee (GLI) brokers. The rental candidate uses it too, free of charge.
How does it detect a forged document?
The AI cross-references the data extracted from the documents against official public sources; the FAQ cites impots.gouv and societe.com as examples.
Is there anything to install?
No. EazyRent is a web platform reachable from any device with an internet connection, whether a phone, a tablet or a computer.
Is there an API?
Yes. API access to the analysis engine is sold as part of the offer and is used to pull files from management software or the SNE and push results back. No public API documentation is published, so integration goes through the vendor.
How much does it cost?
No price is published. Everything goes through a quote and a signed order form, with a minimum order of 50 EUR including VAT. The unit of account is one credit per rental file, and volume discounts are provided for in the terms of sale.
Where is the data hosted and for how long is it kept?
Documents are stated to sit on an Amazon Web Services server in France, and the privacy policy undertakes never to store personal data outside the European Union, subprocessors included. Files are deleted after three months of inactivity, and personal data is deleted and anonymised after one year.
Is the data used to train AI models?
The named subprocessors — Amazon Web Services, Google Cloud and Mistral AI — are stated not to reuse the data to train or improve their models. EazyRent's own position on the question is not set out anywhere.
Does EazyRent grant a rent-guarantee approval?
No. The FAQ answers plainly that it does not, while mentioning partners competent in that field.
Is the service available outside France?
No. The terms of sale state that services are supplied to real-estate professionals in France, and the interface and contracts exist in French only.
Conclusion

Should you pick EazyRent?

EazyRent is a narrow, well-defined tool: one profession, one country, one kind of document. Within that perimeter it is coherent. The rental application file is genuinely painful to assemble and painful to check, and the platform addresses the whole of it — invitation, collection, authenticity checking, solvency calculation, scoring, summary — rather than a single slice. The three journeys built for letting agents, insurers and social landlords show that the product has been shaped by its market rather than sold to it generically, and the free experience for the candidate removes the usual friction of chasing missing papers. Its handling of personal data is more explicit than most tools of its size. The privacy policy names its three technical subprocessors, commits to storing nothing outside the European Union, states that documents sit on a server in France, quantifies retention at three months and one year, and states that subprocessors do not reuse the data for model training. That is a lot of concrete commitment for a company of a handful of people. Where it stops short is telling: EazyRent never says what it does with the data itself, publishes no certification, and offers no data processing agreement. The commercial side is the weak point. Nothing is priced in public, every path leads to a quote, and the documents that would settle the question contradict each other — two sets of offer names, a share capital figure four years out of date, an offers page whose pricing widget no longer renders. A buyer can judge what the tool does long before they can judge what it costs. Anyone evaluating it should ask for the current terms of sale in writing, and should treat the headline figures of 70% time saved and 95% reliability as vendor claims rather than measured results.
