What is syte?
syte is a business-to-business AI platform for property decisions in Germany, built by syte GmbH in Munster. Its premise is that the information needed to judge a plot or a building exists but is scattered across cadastres, federal states and market sources, and that the early phase of a project is where that fragmentation costs the most. syte aggregates more than 300 terabytes from over 1,200 sources into what it calls a single searchable digital twin, claiming coverage of 99% of German buildings and plots, or roughly 62 million objects.
On top of that base sits a specialised model layer the company calls a Geo AI Engine. Rather than a general-purpose system, it is trained on proprietary planning documents and on German building law, with the core model explicitly tuned to Paragraph 34 BauGB so it can quantify buildable volume as gross floor area, floor area ratio, site coverage and height. More than ten specialised models work alongside it, covering densification potential, photovoltaic yield across 110 million roof surfaces, energy demand and renovation planning. The company reports the infrastructure serves around 120,000 API calls a day, mostly under a second.
The product is sold as named modules. syte Explore delivers property, potential and market data; syte Search finds off-market plots; syte Profit runs profitability calculations; syte Renovate builds renovation plans with costs, payback and target efficiency class; syte Draft allows 3D massing and AI-generated building visualisations. A portfolio module, syte Manager, and an AI development-plan search were still marked as coming soon at the time of review. Beyond the web application there is a REST partner API, documented in English, and white-label options aimed at banks, agents and property portals. Human expert analyses produced by syte's own architects can be bought on top.

GDPR overview
GDPR treatment is concrete rather than declaratory. The publisher is established in the EU, so no Article 27 representative is required or named. The controller is syte GmbH in Munster, and a data protection officer is designated and identified by name: Nils Mollers of Keyed GmbH in Altenberge, reachable at info@keyed.de. The privacy policy, dated January 2026, is written under Article 13 GDPR and Section 25 TDDDG, cites the German BDSG alongside the GDPR, and sets out the full catalogue of data subject rights, including access, rectification, erasure, portability, objection, withdrawal of consent and complaint to a supervisory authority. Legal bases are named per processing activity. syte states its own processor contracts meet Article 28 and German supervisory authority requirements. The terms confirm processing exclusively under applicable data protection law. One gap is worth noting: no data processing agreement is offered to syte's own customers in the published documents.
Who owns the data?
The terms are unambiguous on the software itself: all rights in the platform, including every update and extension, remain with syte, and the customer acquires no intellectual property in it. What the customer gets is a simple, non-exclusive, non-transferable and non-sublicensable right to use the platform for its own business purposes, for the term of the contract only. Bavarian cadastral data carries a stricter regime still: internal use only, with extraction and publication forbidden. On personal data the position reverses. syte states it is not the controller within the meaning of Article 4(7) GDPR for whatever the customer stores or processes in the software, leaving the customer responsible for it. syte also reserves the right to reuse general know-how, experience and methods gained under the contract elsewhere.
Reuse rights
The terms do not grant a general right to reuse platform output freely. The licence is limited to the customer's own business purposes for the contract term, and the customer may not rent out, sublicense or otherwise make the software available to third parties beyond what the contract allows. syte's trademarks, logos and copyrighted content may not be used without prior written consent. The clearest restriction concerns Bavarian geodata: where access to the Bavarian development-potential map is included, only an internal right of use is granted, and the customer is expressly forbidden from extracting or publishing Bavarian parcel information. Exports are nevertheless a documented product feature, with maps as PNG, LiDAR and ALKIS GeoJSON, OBJ, STL, GLB and DXF models and PDF property reports, so ordinary professional use of the results within the customer's own work is plainly contemplated. Anyone planning to redistribute or resell syte data should read the licence clauses first, and Bavaria separately.
Data retention & training
Hosting summary
Hosting is the least documented part of syte's disclosures. The privacy policy has a dedicated web hosting section explaining that infrastructure, computing capacity, storage, database services, security and maintenance are bought from a hosting provider, but that provider is never named, and no country or region is stated anywhere in the policy, the terms or the service description. Third-country transfers are covered only in general terms: they occur solely in line with legal requirements, as a rule with express consent, and otherwise under a contractual or statutory basis. The policy refers readers to the EU-US Data Privacy Framework adequacy decision of 10 July 2023 for certain American providers, and one named processor, PostHog Inc., is based in San Francisco. The site itself resolves to a Cloudflare anycast node, which describes the content delivery network and says nothing about where the platform or its data actually sit. Anyone with a data residency requirement will need to ask syte directly, because the published material does not answer it.

- The site's structured data publishes four social media links of which the LinkedIn and YouTube ones return 404, so verify official channels from the footer rather than from search results
- Forecasts are not permissions: buildable volume, energy class and renovation costs are AI predictions, and treating them as a substitute for planning consent or a formal valuation would be a mistake
- Automation bias is a real risk here, because a confident figure produced in seconds discourages the professional scepticism that the same judgement made over weeks would have received
- Coverage is uneven beneath a national headline: development plans cover 25% of Germany's surface, so an empty result may mean missing data rather than no potential
- The publisher discloses no hosting country and offers customers no data processing agreement, which matters if you will put client or borrower information into the platform
- A security certification named in the privacy policy belongs to a third-party payment-chain auditor, not to syte, which claims none of its own

syte is a narrow, deep tool rather than a general one, and that is its main argument. Its value does not really come from the AI layer alone but from the dataset underneath it: aggregating German cadastral, LiDAR and market data into a single searchable base is genuinely hard, and having done it for 62 million objects is not something a competitor replicates quickly. Layering models trained on German building law on top turns that base into answers professionals can act on, which is why banks, developers, agents and municipalities all appear on the customer list.
The conditions attached are equally clear. The tool is useful only if your work is in Germany, and only if the early phase of a project matters enough to justify EUR 690 net per user per month on an annual commitment. There is no way to try it quietly first: the entry path runs through a sales appointment. Buyers should also go in knowing what the published documents do not say. No hosting country is disclosed, no data processing agreement is offered to customers, and no security certification is claimed anywhere, which are questions a bank or a public authority will raise in procurement. The trajectory is nonetheless solid: the German AI Award in 2023, a seed round of around EUR 5 million in 2024 backed by the Schwarz Gruppe and Deutsche Leasing's venture arm, roughly 200 customers and more than 30 staff. For a German property professional who spends real time on feasibility questions, syte is worth a serious look. For anyone else, it is simply out of scope.
