viboo is a Swiss cloud platform that brings predictive AI heating control to existing buildings, room by room. It retrofits IoT sensors onto the current installation and targets 20-40% less heating energy, with 27% measured on average.
What is viboo?
viboo is a cloud building management platform published by viboo AG, based in Dübendorf, Switzerland, and a spin-off of ETH Zürich and Empa whose offices sit inside Empa's NEST research building. Its purpose is narrow and concrete: make an existing, poorly automated building heat itself intelligently, without a heavy renovation. The technical core is Model Predictive Control (MPC) combined with physics-based building models, work that came out of an ETH doctoral thesis awarded the ETH medal. Instead of following a fixed heating curve, the system anticipates how the building will behave and delivers heat only where and when it is needed. viboo says the AI learns each building in one to two weeks and then keeps optimising, and it claims 20-40% lower heating energy use, with a measured average of 27%. Four named building blocks make up the product. viboo.cloud holds the settings at building, zone and room level; viboo.monitor tracks and reports consumption; viboo.api opens the system to other tools; viboo.optimise is the predictive AI itself. Deployment is a multi-vendor IoT retrofit, with smart thermostats, room sensors, connectivity and the integration of the central plant and heat meters. viboo insists there is no vendor lock-in: connecting an existing BMS is possible through open standard interfaces, but never required. Reported traction is substantial for a company of this size: 200+ projects on the about page, more than 130 buildings equipped in Switzerland and Germany as of August 2026, and over 40 Swiss customers in October 2025. Named references include the cities of Zürich and Basel, the rail operator SBB, Empa, the federal environment office BAFU, the municipality of Flums, Momeni and GWG, and testimonials come from Stadt Schaffhausen, the Flums primary school, SBB and Empa. Reporting is aligned with the BREEAM, LEED, GRESB, GEAK and DGNB frameworks, and research partners include Empa, ETH Zürich, RWTH Aachen and Lawrence Berkeley National Lab. The company counts 25 to 26 staff depending on which page you read, has been led by CEO Oliver Graf since 26 August 2026 with co-founder Felix Bünning as chairman of the board, and positions itself as Switzerland's second proptech and a top ten European proptech.

No pricing is published. The complete sitemap, 169 URLs, contains no price page, and /pricing, /preise, /en/pricing and /en/preise all return the site's genuine 404; no terms and conditions or contract page exists where an amount could appear. A monetary scan of the seventeen pages collected surfaced only funding round amounts and the 0.00 CHF placeholder of the savings simulator. Commercially, viboo builds the offer building by building after a portfolio audit, then issues a tailored proposal with a rollout plan. The publisher's own argument is that viboo modernizes existing buildings without upfront investment. The savings finance the solution., and heating savings of 20 to 40% are presented as contractually guaranteed for the real estate investor segment. The public reference points are returns rather than prices: 1.9 years payback at Empa, 2.3 years at Männedorf and Schaffhausen, 2.5 years at Effretikon, against a stated target of under five years. A public simulator estimates annual savings in CHF and the payback period, but never displays the price of the solution. There is no free trial and no free plan. Accordingly, no starting price, no currency and no billing unit is recorded on this page.

GDPR overview
viboo declares compliance with two regimes at the top of its privacy policy: the EU GDPR and the Swiss Data Protection Act (DSG). The page names its legal bases, namely consent, legitimate interest, performance of a contract and legal obligation, describes breach notification (supervisory authority within 72 hours, data subjects where the risk is high, internal register), and points readers to the Swiss FDPIC or to the supervisory authority of their country of residence. International transfers are said to be subject to strict controls, and sub-processors are required to meet GDPR and DSG standards. Two gaps deserve mention: no EU representative under Article 27 is named, even though the publisher is Swiss and therefore established outside the EU, and the policy carries no effective date and no version number.
Who owns the data?
viboo's privacy policy states plainly that you remain the owner of your data, and it lists the rights attached to that ownership under both the Swiss Data Protection Act and the GDPR: access, rectification, erasure, restriction, objection and portability, together with the right to withdraw consent at any time. Requests go to the data protection officer at info@viboo.io. Beyond that statement, ownership is not framed by any contract the public can read: viboo publishes no terms and conditions, no sample contract and no data processing agreement, so the licence the publisher itself takes over building data, and who it may share that data with, is documented nowhere on the site.
Reuse rights
The policy describes two streams. The system collects building data automatically (room temperature, humidity, CO2, valve positions, setpoints, occupancy, heating schedules, flow temperature and consumption), while users enter building type, address, topology, installation type, credentials, email and company. viboo says it uses this to optimise consumption and comfort, to run monitoring, to calculate CO2 certificates and to deliver personalised services, and separately for customer and supplier relations, targeted marketing, website performance analysis, recruitment and project management. Automated decision-making is explicitly assumed for energy optimisation, analysing indoor climate, use, user preferences and historical data, and marketing profiling includes similar app targeting. Customers may ask the data protection officer to be excluded from automated processing. Nothing on the site limits what a customer does with its own building data, but no explicit reuse licence is granted either, since no terms of use are published.
Data retention & training
Hosting summary
viboo never names a hosting location. The privacy policy states that data derived from the building management software is stored on servers in the user's country, which is a rule rather than a country, while all other data is primarily stored on local computers or on sub-contract processor servers. The only geographic mention anywhere on the site is that viboo employees working outside Switzerland connect to Swiss servers via VPN, and that describes staff access rather than where customer data lives. International transfers are said to be subject to strict controls, and every sub-processor is expected to comply with the GDPR and the Swiss DSG, but no sub-processor list is published and the policy never claims there are none. Because no country and no region is ever named, this page records no hosting country and no hosting region rather than inferring one. One technical observation, to be read with care because it is not a statement by the publisher: the viboo.cloud cockpit uses Firebase Auth and Firestore, and api.viboo.cloud answers behind a Google Cloud gateway.

- Governance information on the site is out of date. The About page still presents Matthias Sulzer as chairman of the board, while the release of 26/08/2026 states that Felix Bünning remains chairman, a position the Swiss commercial register has recorded since the publication of 20/01/2025. The German version of the partners page also still calls Felix Bünning the current CEO, although Oliver Graf took over on 26/08/2026.
- Public figures contradict each other across pages: 25 employees on the About page against 26 on the press page; more than 200 completed projects against more than 130 buildings in August 2026 and more than 100 buildings in October 2025, with scopes that are never explained; EUR 3.3m announced on 01/10/2025 against EUR 4 million at the end of 2025 in the August 2026 release. Check any figure before reusing it.
- No contractual documentation exists. There are no terms and conditions, no data processing agreement and no security page, only the Impressum and the privacy policy. A buyer therefore has nothing to review before entering a sales conversation, and the rules governing building occupancy data rest on a privacy policy alone.
- Do not confuse the certifications mentioned on the site. BREEAM, LEED, GRESB, GEAK and DGNB are labels that apply to the customers' buildings, not to the publisher. viboo claims no ISO 27001 and no SOC 2 for itself.
- Partners named in the 2023 pre-seed release, namely ABB, Netatmo and Bouygues, were presented as partners who helped validate the solution, not as active integrations. They should not be read as connectors available today.
- Two legal entities appear side by side in the Impressum, viboo AG in Switzerland (the publisher) and viboo Deutschland GmbH in Cologne, without stating which one signs the contract. The publisher is Swiss and therefore outside the EU, claims GDPR compliance, yet names no Article 27 EU representative; the German subsidiary is not a designated representative.
- Traceability gaps and small errors invite caution. No commercial register number, VAT number or German HRB number is published first-party, and the site shows only the year 2022, so the full incorporation date comes from the Swiss commercial register rather than from viboo. Hosting is never named beyond servers in the user's country. The press page prints sina.ungewtter@viboo.io in the body text while the mailto link reads sina.ungewitter@viboo.io, and the English URL of the pre-seed article says chf-5-million while the article itself says CHF 1.5 million.

Four years after incorporation, viboo is a niche tool but a mature one. More than 130 buildings in Switzerland and Germany run on it, and its references, from the cities of Zürich and Basel to SBB, BAFU and Empa, are the kind that get checked before they are granted. The savings are documented rather than merely asserted: four dated case studies report 22% to 35% less heating energy with paybacks between 1.9 and 2.5 years. The weakness lies elsewhere, in commercial and legal transparency. There is no price page, no terms and conditions, no data processing agreement and no security certification, not even a trust page. For a public buyer or a large asset manager, the whole contractual frame therefore has to be built inside the sales conversation, and an internal review will raise questions the website cannot answer. The site also contradicts itself on headcount, on the number of buildings and on the size of the last funding round. viboo is visibly in transition. A new CEO took over in August 2026, German expansion is funded, and the product is widening from energy monitoring towards building management, with an individual heating cost billing module announced. That is an interesting moment to buy, and also a moment when roadmap promises deserve to be pinned down in writing. The fit is clear enough. If you manage an existing portfolio, cannot fund a deep retrofit and accept an assisted sales cycle with no self-service option, viboo addresses a real and measurable problem with evidence behind it. If you want to compare prices before speaking to anyone, or you need contractual documentation available up front, this website will not get you there.
