avendo is a Swiss platform for real estate brokers that drafts listings from a photo or floor plan, publishes to 10+ channels, ranks buyer leads by purchase intent and spots owners in your own database ready to sell.
What is avendo?
avendo is a Swiss SaaS platform for real estate brokers, published by avendo AG of Zurich and sold at pro.avendo.ch. The site positions it as the property system for marketing, client care and mandate acquisition, and it explicitly rejects the CRM label: not a conventional CRM, but an active sales system. Four promises head the home page. The property files itself, the advert goes everywhere, prospects are prioritised, and new mandates come out of the database you already own.
The AI back office writes the property description, the expose and the publication package from a floor plan or a photo, in under two minutes according to the publisher. Distribution then runs to ten named channels, among them Google, Meta, ImmoScout24, Homegate, LinkedIn and TikTok. Four autonomous agents sit behind the workflow: lead qualification driven by real-time behavioural signals, follow-up, campaigns and back office. The publisher attaches a figure to each of them, from seeing only the 10-20% of contacts worth calling today, to a time-to-market falling from days to minutes, to 42 hours of routine work saved per month. These are its own claims, not verified measurements.
Around that core sit a hybrid valuation (hedonic model, market data and the broker's appraisal), a seller cockpit where the owner watches status, appointments and prospect counts directly, and mandate acquisition from the existing base, built on the premise that one buyer prospect in fourteen has a property to sell.
Interoperability is unusually well documented for a vertical this narrow: an MCP server, a Partner REST API v1 and signed webhooks, with a complete public reference at docs.avendo.ch. avendo can replace an incumbent CRM or run beside it with no migration, is usable from day one and imports contacts by CSV. The models behind the features come from OpenAI, Google, Anthropic and open source, chosen per task.
Claimed traction: more than 400 Swiss brokers, four co-founders still running the company, and recent industry recognition including the AI@RE Best Use Case Award 2026 and the Real Estate Award 2025 in the marketing category. The same brand also operates a free Growth Hub of AI image tools and a separate owner-facing platform, neither of which is this product.

- Buyers who need a published price or a self-service signup: no amount appears anywhere, and every quote goes through a four-step configurator and a written offer.
- Anyone who wants to test the software before speaking to a salesperson: there is no free trial, only a 20-minute demo booked with a co-founder.
- Organisations that require a native mobile app or a contractual data residency commitment: the structured data lists "Web" as the operating system, and no hosting location is declared for the platform.

- To get a price, run the four-step configurator on the pricing page (properties marketed in parallel, team size, modules, contact details); the publisher commits to a personalised written offer within 24 hours, never by telephone.
- Once signed, let avendo handle the base configuration and the personal training session; go-live is claimed within a few minutes.
- Import your existing contacts by CSV, optionally with the analysis of hidden potential that avendo offers on the file.
- Day to day, drop a floor plan or a photo onto the property, review the generated text and expose, then publish to the selected channels.
- Allow a few hours of hands-on use before the team is productive, which is the publisher's own estimate.
- For MCP, have an administrator enable access first, under Einstellungen > Benutzerverwaltung > Benutzer > MCP-Zugang; without it the connection is refused.
- Connect your AI client to the MCP server by OAuth or with a personal av_mcp_ token.
- In claude.ai or Claude Desktop, open Settings > Connectors > Add custom connector, paste https://api.avendo.ch/mcp and leave the client credential fields empty.
- For the Partner API, create a key in the CRM under Einstellungen > Customizers & Widgets, card API Keys; the full value is shown only once. Existing MCP grants can be revoked later under Profil > MCP-Zugang.

- A low-commitment entry point: it can run alongside an existing CRM without migration, and the free image toolbox is open without being a platform customer.
Cons
- No public pricing whatsoever: no floor, no range, no grid. Every figure comes from a configurator and a written offer, which makes comparison shopping impossible.
- No free trial of the software; the only way to see it is a 20-minute demo with a salesperson.
- The general terms carry the banner "Entwurf - Legal-Review ausstehend": the contractual text is explicitly not final.
- The privacy policy covers visits to the website only. How data is processed inside the platform is documented nowhere public, and no hosting country or data residency commitment is declared.
- No security certification is claimed anywhere, neither ISO 27001 nor SOC 2, and no data processing agreement (DPA or AVV) is mentioned as available to customers.
- German only, interface and site alike, with no language switcher; no native mobile app, only a responsive web experience; and a product deliberately built for Switzerland, on Swiss portals and a Swiss valuation model.
- MCP is reserved for the higher packages and presented as an advanced feature requiring technical skills; separately, two different phone numbers coexist between the Impressum and the footer.

avendo publishes no price. No amount appears on the pricing page, in the general terms or in the structured data, where the offer carries the currency CHF and an in-stock availability but no price value. There is therefore no stated entry price and no advertised free plan of the platform. A quotation is obtained through a four-step configurator (number of properties marketed in parallel, team size, modules, contact details), after which the publisher undertakes to send a personalised written offer within 24 hours; prices are never given by telephone. The commercial model is described as a monthly subscription scaled to team size and mandate volume, invoiced with 30-day payment terms under Article 4 of the general terms. No free trial of the software is offered: the published answer to whether avendo can be tested free of charge is a 20-minute demo, presented as risk-free and without obligation. GDPR overview
The privacy policy states that it is issued under Art. 13 GDPR and the Swiss Federal Act on Data Protection, and it cites Art. 6(1)(a), 6(1)(b) and 6(1)(f) as its legal bases. Data subject rights are listed in full (access, rectification, erasure, restriction, portability, objection) and routed to datenschutz@avendo.ch. Transfers outside the EU are said to rely on the EU-US Data Privacy Framework and/or Standard Contractual Clauses; cookie consent can be withdrawn at any time and the choice is stored for 12 months before being requested again. Two gaps stand out. avendo never claims GDPR compliance in so many words: what it claims on its agentic AI and MCP pages is "DSG-konform", Swiss law. And although the company is established outside the EU, it designates no Art. 27 EU representative and names no data protection officer. The policy also covers website visits only, never the platform.
Who owns the data?
In its FAQ avendo states plainly that the data belongs to the customer and that no AI is trained on sensitive client data. That promise is not backed by a contract clause: the general terms, still published as a draft pending legal review, carry no intellectual property provision covering customer data at all. What the publisher does assert in writing is its own copyright over the content, images and files of its website, stated in the Impressum. avendo AG, Hardturmstrasse 161, 8005 Zurich, is the named data controller, but the published privacy policy covers website visitors only, not the records held inside the platform.
Reuse rights
The general terms say nothing about what a customer may do with the records held in the platform: no reuse, export or return right is either granted or restricted in writing, and the terms do not address what happens to the data when a contract ends. The only documented programmatic access runs through the Partner REST API and the MCP server, both driven by keys the customer creates. On the publisher's side, use is described as processing rather than exploitation: models from OpenAI, Google, Anthropic and open source are called task by task, with a declared commitment not to train AI on sensitive client data, and technically confident users can choose their preferred model through MCP. Every MCP connection requires the broker's explicit authorisation, runs with that user's own permissions and is auditable, so the broker can see what the AI did and when. Decisions with a financial effect (price, offer, contract) stay with a human, and critical actions such as sending, contracting or payments require two-factor confirmation. The site warns that connecting an external AI assistant brings the LLM provider's own terms into play on top. For the website itself, the privacy policy declares three categories of data: contact details, consent-based usage analytics and consent-based marketing identifiers.
Data retention & training
Hosting summary
No data residency commitment is published for the platform. The only hosting statement anywhere on the site sits in the website's subprocessor list, "AWS (Amazon Web Services EMEA, Luxemburg) - Hosting", where Luxembourg designates Amazon's EMEA contracting entity rather than a data centre: it says nothing about where broker or client records are stored, and that list covers the marketing site, not the application. The other named subprocessors on the site side are Calendly (US), Stape and server-side GTM (US, served under dpx.avendo.ch), Google Analytics 4 and Google Ads (Google Ireland), Meta CAPI (Meta Platforms Ireland), LinkedIn CAPI (LinkedIn Ireland), Slack and Zapier. The privacy policy states that some services transfer data to the United States under the EU-US Data Privacy Framework and/or Standard Contractual Clauses. Network observation, which is not a declaration by the publisher, shows pro.avendo.ch resolving to AWS eu-west-3 addresses in Paris, api.avendo.ch behind an eu-west-3 load balancer and docs.avendo.ch behind CloudFront. avendo claims "DSG-konform" and automation from Switzerland without ever saying where the data sits.
Things to keep in mind
Risks and trade-offs to weigh before adopting avendo.
- The general terms are published under a banner reading "Entwurf - Legal-Review ausstehend", meaning a draft with the legal review still pending. Every contractual fact taken from them, including the 99.5% availability SLA, the 30-day payment terms, Swiss governing law and Zurich jurisdiction, can change before go-live.
- Neither the privacy policy nor the general terms are linked from any page of the site: only the sitemap reveals them, and the footer points to the Impressum alone. What is published covers visits to the website, so no public document describes how data is handled inside the platform, including retention, application subprocessors and location.
- The single hosting statement, "AWS (Amazon Web Services EMEA, Luxemburg)", names Amazon's EMEA contracting entity in the website's subprocessor list, not a storage location. Reading it as data residency would be a mistake, and no residency is committed anywhere for the platform.
- No security certification is claimed, neither ISO 27001 nor SOC 2, and no data processing agreement is offered. The "DSG-konform" wording used on the product pages refers to Swiss data protection law; it is not an audited conformity statement and should not be read as one.
- The performance figures are publisher or press claims that nobody has verified: 42 hours saved per month, 2 to 5 additional mandates per property marketed, one prospect in fourteen being a seller, more than 400 broker customers, and CHF 500 million of property sold.
- The integrations shown are described as reachable via MCP, REST API or webhook rather than as pre-built connectors, so the list is illustrative. Note also that OpenAI, Google and Anthropic appear in two different roles: as suppliers of the models avendo uses, and, through Claude, ChatGPT and Gemini, as MCP clients that can drive avendo. They are not the same relationship.
- Identity details do not line up cleanly. Two phone numbers coexist, 062 842 27 26 in the Impressum and 044 273 09 42 in the footer and structured data; the registered office moved from Suhr to Zurich on 08/05/2025 and third parties still publish the old address; the avendo.ch domain was registered on 11/01/2010, almost eleven years before the company was incorporated on 23/10/2020, so it is a second-hand domain whose age says nothing about the publisher; and the site returns a soft 404 with an HTTP 200 status for any missing route or file, so a status code alone never proves a link is real. The publisher also runs three distinct surfaces on the same domain, pro.avendo.ch for brokers (this listing), www.avendo.ch for property owners and grow.avendo.ch for the free Growth Hub, and facts from one do not transfer to another.

Technically it is more mature than most software of its size: a public and detailed Partner API, a working MCP server, signed webhooks, and AI guardrails that are actually specified, since financial decisions stay with the broker, critical actions need two-factor confirmation and the AI's actions are logged. The product logic holds together too, because it attacks the two places a brokerage leaks money: prospects called in the wrong order, and mandates that were already sitting in the database.
Commercially it is the opposite of transparent. Nothing about price is public: no floor, no range, no per-seat rate. You go through a configurator, wait 24 hours for a written offer, and there is no free trial to fall back on, only a 20-minute demo with a co-founder. Anyone who buys software by comparison will find nothing here to compare.
