NEXRA Stay is a white-label property management system for short-term rental operators, published by Nexra Tech Malta Limited (Reg. C 113669). Its pitch is that distribution, guest experience, payments, operations and tax compliance are built into one platform rather than assembled from third-party add-ons.
Ten modules are presented as shipped rather than planned. The Channel Manager keeps inventory, calendars, rates and reservations in two-way sync with Airbnb, Booking.com, Vrbo and other channels through Channex. The Unified Inbox merges channel conversations with internal team threads, and its AI Replies are drafted from the operator's own past messages rather than a generic model voice; every automation can run in preview-only mode until it is trusted. The AI Pricer, a paid add-on, reads booking pace, seasonality and lead time to publish nightly rates within a base, floor and ceiling set per property, with damping to avoid rate churn. A Direct Booking Website add-on puts a branded, Stripe-checkout site on the operator's own domain. Boarding Pass runs self check-in, collecting identity documents, terms acceptance and the smart-lock code, while Smart Locks triggers Hikvision codes from the booking itself. NEXRA Pay routes guest charges through Stripe Connect to the operator's bank. Tasks & Housekeeping schedules turnovers on checkout, and Financial Reporting covers occupancy, ADR, RevPAR and net profit per property.
The flagship differentiator is regulatory. Tax & Compliance collects Malta's €1.50 per person per night eco-contribution on the guest card before arrival, applies the MTA cap of €22.50 per stay, exempts under-18s automatically, and generates the quarterly government CSV on demand. A public-sector layer called Nexra Connect extends this to tourism authorities.
Five audiences are addressed explicitly, from a single host with one listing up to portfolios above two hundred, plus hotels connecting via OPERA or NewHotel. The service is governed by Maltese law, commits to 99.5% monthly uptime, and is one of six NEXRA products, each on its own domain. There is no mobile app; access is through the web platform and an Open API included in the plans.

There is no permanently free plan. Every account starts on a 30-day free trial that requires a payment card at signup and converts automatically unless cancelled. The lowest paid entry point is the Starter tier at €12.95 per active listing per month on monthly billing, which for a single-listing host is a monthly bill of €12.95; the same tier costs €10.79 per listing per month when billed annually, annual billing being advertised as saving around 17%. All prices are quoted in euros excluding tax, with Maltese VAT of 18% added at checkout. Add-ons are billed separately, and Stripe processing fees on guest payments are passed through at cost plus a published markup.

GDPR overview
GDPR is addressed concretely rather than in passing. The privacy policy, dated 2 September 2026, sets out the controller and processor split under EU and UK GDPR, names four legal bases (contract, legitimate interest, consent, legal obligation), and lists seven subprocessors by name: Channex, Stripe, Supabase, Cloudflare, Resend, OpenAI/Lovable AI Gateway and Laferla. Transfers outside the EU or UK are covered by Standard Contractual Clauses. Data subject rights are enumerated with a thirty-day response commitment and a dedicated address, and the right to complain to a supervisory authority is stated. Security measures include TLS in transit, encryption at rest and row-level isolation per customer. No Article 27 representative is designated, which is consistent with a Malta-based publisher. Note that the policy itself carries a notice describing it as an unreviewed template.
Who owns the data?
The terms state plainly that the customer owns everything they upload, including listings, photos, guest details and messages, and that NEXRA processes it on the customer's behalf to run the service. The privacy policy splits the roles: for the customer's own account data the controller is described only as "the NEXRA Stay operating entity", while for guest data uploaded or pulled from the channels the customer is the controller and NEXRA is the processor under EU and UK GDPR. Data is shared with seven named subprocessors. Customers can request access, correction, deletion, portability, restriction or objection by writing to privacy@nexra-stay.com, with a stated reply time of thirty days.
Reuse rights
Customers keep full control of their own content and can export or delete it on request, so re-use of their listings, calendars, guest records and message history does not require the vendor's permission. NEXRA uses the same data only to operate the service: running bookings, security and fraud prevention, product improvement on aggregated analytics, marketing emails under consent, and tax or sanctions-screening obligations. Message and pricing content sent to the OpenAI or Lovable AI gateway is described as never being used to train public models. Guest data is a different matter: the terms make the customer responsible for obtaining the consents needed before uploading it, and identity documents are only collected when digital check-in is switched on.
Data retention & training
Hosting summary
The privacy policy states that data is primarily processed in the European Union, and that where a subprocessor sits outside the EU or the UK the transfer is covered by Standard Contractual Clauses. Two hosting-related subprocessors are named: Supabase, which runs the managed Postgres database and authentication in an EU region, and Cloudflare, which provides hosting, DDoS protection and edge compute. No individual country is named for either, so the disclosure is regional rather than national. Card details are never stored on NEXRA's own servers; Stripe holds them and the platform sees only the card brand and last four digits. Security measures described include encryption in transit over TLS, encryption at rest, row-level security on every customer table, regular backups and restricted, audited access to production data. Technically, the site's single A record resolves to a Cloudflare anycast node, which says nothing about where the application data actually sits.

- Guest identity documents, nationality and message history pass through the platform, and the terms place the burden of obtaining guest consent on the operator, which is a real compliance exposure for the customer rather than the vendor
- AI replies are drafted from the operator's own history and can be released to send automatically; letting triggers run without keeping the dry-run habit risks sending a confident but wrong answer to a guest in the operator's own voice
- Dynamic pricing decisions are delegated to a model whose reasoning is shown but not audited, and the vendor explicitly disclaims any guarantee of revenue, occupancy or pricing outcomes
- The dashboard figures shown on the homepage, including net revenue and eco-contribution totals, are demonstration mock-ups and should not be read as performance benchmarks
- Several published links do not lead where they claim: the LinkedIn page returns a genuine 404, the YouTube link opens an unrelated third-party channel, the footer legal links point at a client-rendered shell, and the advertised blog, help centre and API documentation are dead anchors

Signup takes a card and no setup fee, and the documented migration runs over three days: connect Airbnb and Booking.com on day one so inventory and twelve months of calendar import through the channel APIs, switch on check-in, eco-tax, payments and housekeeping on day two, then move messaging across on day three. Nothing requires a services contract. Two things need attention rather than skill: setting a base, floor and ceiling per property for the pricer, and requesting a connection for OPERA, NewHotel or Hikvision locks, which are not self-serve.

NEXRA Stay is a young but unusually complete product. The domain was registered on 2 April 2026, the Internet Archive holds no capture of it, and both legal documents are dated 2 September 2026; yet the platform already presents ten working modules covering distribution, guest messaging, pricing, payments, operations and reporting, and states explicitly that none of them is a roadmap promise. Its real differentiator is regulatory rather than technical: collecting Malta's eco-contribution on the guest card, applying the cap and the under-18 exemption, and producing the quarterly MTA-format return is work that generic property management systems leave to the operator. That advantage is also the limit, because it is tied to one jurisdiction for now, with a Mediterranean rollout only announced.
The commercial picture is legible: a per-listing subscription from €12.95 a month, a 30-day trial, no setup fee, no per-booking commission, and Open API access from the entry tier. Two cautions matter when reading it. The pricing page opens on the annual view, so the amounts on screen are not the monthly rates, and one add-on carries two different prices on two pages.
