What is EazyRent?
EazyRent is a web platform published by EazyRent SAS, a company registered with the Toulouse trade register on 17 February 2021, whose corporate purpose is the collection and analysis of administrative, financial and tax files in the context of property transactions. Its object is the rental application file: the pile of identity papers, payslips, tax notices, tenancy receipts and employment contracts that a candidate must assemble, and that a letting professional must then read, check and rank. The workflow is deliberately short. The professional invites a candidate by email; the candidate picks a profile — alone, as a couple, in a flatshare; employed, student, retired — and uploads a valid ID document, proof of address, proof of employment, a recent tax notice and proof of income, adding the same set for a guarantor where one is offered. The AI then extracts the data, cross-references it against official public sources to detect forged papers, calculates a solvency ratio, compares the declared situation against the documents actually supplied, flags inconsistencies, and returns a scored file with a summary. The documents requested match the list set by the French decree of 5 November 2015, which is what keeps the collection step lawful. Three audiences get their own route. Letting agents run the invitation-to-decision journey end to end. Insurers and rent-guarantee brokers pull files from their own business software, get them analysed, and reach an approval decision in minutes. Social landlords do the same, including for files coming from the SNE, and end with three applications to present to the allocation committee. Higher volumes are handled through the EazyRent analysis API, which returns results into the customer's management tool. The service is free and optional for the rental candidate; it is the professional who pays, and only after a quote. EazyRent claims a 70% time saving, analysis reliability above 95%, a 30% cut in review costs for insurers and setup within the hour. Nothing is installed: a browser on a phone, tablet or computer is enough. The service is sold to real-estate professionals in France, and the interface and contracts are in French only.

There is no permanent free plan for the professional customer and no free trial is announced, although use of the service is free of charge for the rental candidate. The terms of sale make a written quote and a signed order form compulsory, set a minimum order of 50 EUR including VAT, state that prices are net and exclusive of tax at the rate in force on the order date, and provide for discounts based on the quantity ordered. A script embedded in the offers page does hold per-credit figures, but the slider it depends on is absent from the page, so no amount is ever shown to a visitor; for that reason no starting price is recorded here.

GDPR overview
GDPR compliance is claimed explicitly and more than once. The privacy policy commits to the Regulation of 27 April 2016 and to the French Data Protection Act as amended on 20 June 2018; the product page states that personal data belonging to the client and to its own customers is secured, and the FAQ answers that the company complies with GDPR standards. Several measures are concrete: named subprocessors, an undertaking never to store personal data outside the European Union, rights of access, rectification, restriction, objection and erasure, data portability in an open format, notification of a breach to the person without delay and to the CNIL within 72 hours. What is missing is just as concrete: no data protection officer is named, no data processing agreement is published, and no security certification is claimed anywhere.
Who owns the data?
EazyRent SAS publishes the service and acts as data controller, with contact@eazyrent.fr as the single point of contact. The rental candidate supplies their own supporting documents and those of any guarantor, and confirms they hold the guarantor's express permission. Candidates may share their file with third parties of their choosing through the platform, and the privacy policy makes them solely responsible for the access they grant. EazyRent undertakes to return all data held on a person on simple request, in an open and reusable format. Rights of access, rectification, restriction, objection and erasure are exercised by email or by post to the Toulouse office, with a complaint route to the CNIL.
Reuse rights
The declared purpose is narrow: building a digital rental file that meets market standards and the French decree of 5 November 2015 listing the supporting documents a landlord may request. The only operations declared on the data are storage and conformity checking, with the AI cross-referencing extracted values against official public sources such as impots.gouv and societe.com to detect forgeries. Three technical subprocessors are named — Amazon Web Services for hosting and document processing, Google Cloud and Mistral AI for document processing — and the policy states that they act only on EazyRent's instructions, use the data for nothing but running the service, and do not reuse it to train or improve their models. Beyond the professional who requested the file, data may reach the partner site through which the candidate arrived, and insurers or brokers where a rent-guarantee policy is being studied, underwritten or managed. The candidate may also open the file to third parties of their own choosing. Technical data such as IP address, internet provider and device type is kept for security and statistics, and non-essential cookies can be refused.

The in-app terms of use are more precise still, stating that documents are stored on a server hosted by Amazon Web Services in France. One point needs care: the in-app legal notice lists Amazon Web Services, Inc. with a Seattle address, which is the provider's corporate seat and not the location of the data. The public marketing site itself is served from OVH infrastructure in France, a network fact rather than a declaration by the vendor. No hosting certification such as HDS, ISO 27001 or SOC 2 is claimed, and none should be inferred from the presence of AWS or Google Cloud, whose certifications belong to them and not to EazyRent.

The rental application file is genuinely painful to assemble and painful to check, and the platform addresses the whole of it — invitation, collection, authenticity checking, solvency calculation, scoring, summary — rather than a single slice. The three journeys built for letting agents, insurers and social landlords show that the product has been shaped by its market rather than sold to it generically, and the free experience for the candidate removes the usual friction of chasing missing papers. Its handling of personal data is more explicit than most tools of its size. The privacy policy names its three technical subprocessors, commits to storing nothing outside the European Union, states that documents sit on a server in France, quantifies retention at three months and one year, and states that subprocessors do not reuse the data for model training. That is a lot of concrete commitment for a company of a handful of people. Where it stops short is telling: EazyRent never says what it does with the data itself, publishes no certification, and offers no data processing agreement. The commercial side is the weak point.
