Overview

What is Cotality?

Cotality is the brand CoreLogic, Inc. now trades under: the historic corelogic.com address redirects to cotality.com, while the copyright line still reads CoreLogic, Inc. It is a business-to-business property data, analytics and software company serving commercial and government customers under the tagline Intelligence beyond bounds. More than a hundred products sit behind it, spanning property and location data, valuation, loan origination, servicing and tax, underwriting, claims, catastrophe risk, restoration workflows, listing management and marketing.

The artificial-intelligence layer is called CoreAI, and Cotality presents it as machine learning and generative models tempered by human judgement rather than as a standalone product. The company claims more than 2.5 million algorithms, 99.25% accuracy in identifying a United States property, 630 million aerial photographs processed each year, 206 active analytical models, 130-plus regulations monitored daily and over 20,000 data contracts reviewed for compliance. The homepage adds 98%+ coverage of its largest markets, a million data points refreshed monthly and thirty years of history.

Three doors lead to the data. Araya is the unified web platform, drawing on more than 22,000 sources covering 99.9% of United States properties and bundling property, market and portfolio intelligence in one interface. Cloud marketplaces put the same data inside Databricks, Snowflake and Google Cloud. The Model Context Protocol server, built on the open MCP standard, lets ChatGPT, Claude, Gemini, Cursor and Windsurf query verified property records directly, with OAuth authentication, logged queries and tenant-level permissions; a persistent CLIP identifier deduplicates and enriches portfolios.

Cotality serves finance and mortgage, government, higher education, property insurance, restoration, real estate, retail, energy and utilities, technology and telecommunications. Its global headquarters is in Irvine, California, with further headquarters in Solihull and Sydney and offices in Canada, New Zealand, Germany and India. Patrick Dodd is president and chief executive. Nothing is sold self-service: every route starts with a demo request, and no price appears anywhere on the site.

How to use Cotality

A typical end-to-end flow, from setup to results.

  1. Identify the product line or platform that matches your use case from the Our Products or Industries menus
  2. Request a demo through the form on that product page; there is no self-service sign-up
  3. Agree scope and commercial terms with a Cotality representative, since pricing is quoted rather than published
  4. Sign in through the customer portal, or through the Araya platform login, once the account is open
  5. Work in Araya in the browser to search properties, compare opportunities, analyse markets and monitor a portfolio
  6. Alternatively, take the data through the Databricks, Snowflake or Google Cloud marketplaces and query it in your own warehouse
  7. For programmatic access, register on the developer portal and read the API documentation
  8. To ground an AI assistant, add the Model Context Protocol server to a compatible client such as Claude, ChatGPT, Gemini, Cursor or Windsurf and authenticate over OAuth
  9. Use the pre-built MCP connections for Claude and Databricks where they fit, and set tenant permissions to control what models may retrieve
  10. Consult the product documentation centre and the per-product support contacts listed on the support page when questions arise

Pricing

Pricing & Plans

Cotality publishes no pricing. There is no pricing page, no amount appears on any of the pages reviewed, and a targeted search returned nothing. Neither a permanent free plan nor a free trial is advertised. Commercial terms are quoted after a demo request, which places the company squarely in the enterprise, contact-sales category. The terms of use do state that where Cotality terminates a subscription service, it will refund the pro-rata unused portion of the subscription fee, unless the parties have agreed that the fees are non-refundable.

Prices and plans listed above may evolve. Always check the official pricing page before subscribing.

Data, GDPR & hosting

A consolidated view of how Cotality handles your data.

GDPR overview

Cotality never claims GDPR compliance in so many words, but it publishes a dedicated Data Privacy Framework policy, effective 29 April 2024. CoreLogic, Inc. and its US entities Symbility Solutions Corp., Next Gear Solutions, LLC and CoreLogic Solutions, LLC are certified under the EU-U.S. Data Privacy Framework, its UK extension and the Swiss-U.S. framework, and commit to the DPF principles for personal data received from the European Economic Area, the United Kingdom, Gibraltar and Switzerland. Data Protection Officers are named for Symbility Solutions Ltd, Symbility Solutions GmbH and CoreLogic Solutions Ltd / CoreLogic UK Limited. Unresolved complaints go free of charge to BBB National Programs and then to binding arbitration, under Federal Trade Commission oversight. No Article 27 representative is designated, and no SOC 2 or ISO 27001 certification is published.

Who owns the data?

Two policies govern data at Cotality, both effective 31 July 2026: a Website Privacy Policy for site visitors and a Product Privacy Policy for the products themselves. Where Cotality acts as a service provider or processor for a business customer, that customer's contract governs the data, and individuals are told to contact the customer directly. Cotality itself buys personal data from third-party licensors and combines datasets from several sources. Records drawn from public registries, or covered by the Gramm-Leach-Bliley Act or the Fair Credit Reporting Act, fall outside the definition of personal data. Aggregated, de-identified or anonymised data may be reused and disclosed to third parties.

Reuse rights

End users get no general right to reuse what they obtain. The terms of use grant a revocable, non-exclusive licence for informational purposes limited to the reader's own transactions, and forbid systematic retrieval, compilation into a collection, database or directory, resale, redistribution to anyone not acting for the reader, modification and derivative works. Anything beyond that requires written permission from the Legal Department in Irvine. On Cotality's own side, personal data is used to deliver, troubleshoot and improve the products, for internal research and testing, and to build, train, test and validate predictive models and analytical tools. Both privacy policies go further and state that personal data may be collected, used or sold for the purpose of training large language models, and website cookie data is sold to advertisers and analytics companies. Individuals may opt out of the sale or sharing of their data and of targeted advertising through an online privacy portal or by telephone; no opt-out from model training is documented.

Data retention & training

Retention summary
Cotality keeps personal data for as long as it needs it to fulfil the purposes for which it was collected. For the products it adds maintaining and improving those products and preventing fraud to that list, alongside legal, accounting, contractual, audit and reporting obligations. No figure is given anywhere: there is no retention period in months or years, no purge schedule and no commitment to delete after a set time. Under the Data Privacy Framework the company undertakes to keep personal data in identifiable form only for as long as a permissible purpose lasts. Residents of several United States states may request deletion, subject to exceptions. Cotality may also create aggregated, de-identified or anonymised data and keep using it.

Hosting summary

Cotality is headquartered in the United States and says it may use service providers operating in other countries. Both privacy policies warn that personal data may be transferred to the United States, or to other locations where privacy laws are less protective than those of the reader's state, province or country. The Data Privacy Framework policy adds that personal data from the European Economic Area, the United Kingdom, Gibraltar and Switzerland is received by the company in the United States. Beyond that, nothing is disclosed: no hosting region is named, no data centre is identified, no cloud provider is presented as the technical host and no subprocessor list is published. The website itself is served behind Cloudflare on an anycast address, which says nothing about where customer data actually sits. In practice a European or British customer should assume United States processing under the Data Privacy Framework and pin the specifics down in the contract.

Things to keep in mind

Risks and trade-offs to weigh before adopting Cotality.

  • Both privacy policies state that personal data may be collected, used or sold to train large language models, and no opt-out from that training is documented
  • Cotality registers as a data broker under Texas law, so records about people who never became customers are part of the business
  • No subprocessor list and no data processing agreement are published, which makes onward transfers hard to audit
  • The site contradicts itself on age: the privacy policies address children under 13 while the terms of use require an adult resident
  • Disputes are pushed into binding arbitration under Californian law, in Orange County or Toronto
  • Valuations and risk scores are model outputs; treating them as ground truth in a lending, insurance or planning decision quietly transfers real consequences onto an estimate
  • Placeholder Lorem ipsum text is still live on the Araya and MCP Server pages, a useful reminder to verify what the site claims before relying on it
Setup

Setup & Integrations

Technical difficulty

There is no self-service onboarding: everything begins with a demo request and a contract, so the first hurdle is commercial rather than technical. After that, difficulty depends on the route. Araya runs in a browser and needs no installation. Taking the data through Databricks, Snowflake or Google Cloud assumes an existing warehouse and a marketplace subscription. The AI route is the most technical but the best served: the Model Context Protocol server follows an open standard, ships pre-built connections for Claude and Databricks, and uses OAuth with tenant-level permissions. A developer portal and a documentation centre support both.

FAQ

Frequently asked questions

Is Cotality the same company as CoreLogic?
Yes. The legal entity is CoreLogic, Inc., trading as Cotality. The corelogic.com address redirects to cotality.com, and the footer copyright still reads CoreLogic, Inc.
What is CoreAI?
CoreAI is Cotality's in-house artificial-intelligence layer. It combines machine learning and generative models with review by data scientists, economists and housing specialists, and is presented as a capability across the catalogue rather than as a product you buy separately.
What is Araya?
Araya is Cotality's unified web platform. It brings property, market and portfolio intelligence into one interface, drawing on more than 22,000 sources covering 99.9% of United States properties.
Does Cotality offer an API?
Yes. A developer portal publishes the API documentation, and a Model Context Protocol server exposes verified property data to AI models and autonomous agents.
Which AI tools work with the MCP server?
Any client that complies with the open Model Context Protocol standard, including ChatGPT, Claude, Gemini, Cursor and Windsurf. Pre-built connections exist for Claude and Databricks, and access is authenticated over OAuth with tenant-level permissions.
How much does Cotality cost?
Nothing is published. There is no pricing page and no amount appears anywhere on the site; commercial terms are quoted after a demo request.
Is there a free trial or a free plan?
Neither is advertised. Access begins with a demo request and a commercial agreement.
Is my data used to train AI models?
Both the website and the product privacy policies state that personal data may be collected, used or sold for the purpose of training large language models. No opt-out from that training is documented, although opt-outs do exist for the sale or sharing of data and for targeted advertising.
Does Cotality comply with the GDPR?
The site never uses those words, but CoreLogic, Inc. and three US subsidiaries are certified under the EU-U.S. Data Privacy Framework, its UK extension and the Swiss-U.S. framework, and Data Protection Officers are named for Europe and the United Kingdom.
Is there a minimum age?
The privacy policies state that the site and the products are not intended for children under 13. Separately, the terms of use require users to be adult residents of the United States or Canada.
Conclusion

Should you pick Cotality?

Cotality is one of the deepest property datasets in the United States wearing a new name. The rebrand from CoreLogic is complete on the surface and unfinished underneath: the copyright, the developer portal and several support addresses still say corelogic.com. What matters more is that the artificial intelligence here is a layer over an asset, not a product in its own right. CoreAI grounds models on records the company already owns, and the Model Context Protocol server is the most interesting doorway on the whole site for anyone building agents that need to reason about real buildings rather than plausible ones.

Two reservations deserve to be stated plainly. The first is that both privacy policies say, in one sentence and without hedging, that personal data may be collected, used or sold to train large language models, and no opt-out from that training is described anywhere. For a company that also registers as a data broker in Texas, that is a sentence a buyer should raise in negotiation rather than skim past. The second is opacity: no price, no plan, no free tier, no subprocessor list, no data processing agreement, no security certification on display. Everything is a conversation with a salesperson.

So the verdict splits by reader. If you are an insurer, a lender, a government planner or an AI team that needs authoritative United States property data and can negotiate a contract, Cotality is a serious candidate and the MCP route is worth an early look. If you are an individual, a small team, or based outside the United States and Canada, the terms of use exclude you and the catalogue is not built for you.
