What is Revalis Housing?

Revalis Housing is a Dutch software platform for running shared accommodation for migrant workers - arbeidsmigranten - sold to the organisations that house them: staffing agencies (uitzendbureaus), housing managers and accommodation providers. It replaces paper inspection forms, spreadsheets and WhatsApp groups with one system, with modules for planning, inspection, energy management, inventory, mobility and invoicing.

Two Dutch frameworks explain most of its value. SNF, from Stichting Normering Flexwonen, is the national quality standard for migrant worker accommodation - safety, hygiene, floor space and privacy - and an agency has to hold SNF certification in order to house arbeidsmigranten at all. PKS, the Prijs-Kwaliteitssysteem, governs money rather than bricks: it caps what an employer may withhold from wages for housing at 25% of the gross minimum wage. The Toelatingsstelsel 2026, the new licensing regime for Dutch staffing agencies, folds those housing standards into the licence itself. Revalis Housing automates the checks, the per-resident PKS calculation and the audit-ready reporting behind all three.

At the centre sits Reva, the in-house AI assistant: 126 tools, context-aware, driving the whole platform by voice or text. It can register a resident's arrival from a chat message, generate and send invoices, or report occupancy and margin.

Around it sit the operational modules. Digital inspections run on a phone or tablet and work offline, with customisable forms, photos and video and an immediate report. Residents scan a QR code placed per location or per room and report a problem in their own language, across 31 languages, attaching photos, with AI-driven SLA flagging. A digital nachtregistratie, the night register required by Dutch regulation, keeps real-time occupancy, check-in and check-out, and produces the reports municipalities ask for.

Invoicing runs from lease contract to invoice in one click, with pro-rata calculation, 0/9/21% VAT, PDF generation, email delivery and bulk runs. Accounting exports feed Exact Online in XML and AFAS, Twinfield and SnelStart in UBL 2.1, alongside CSV and Excel, while 19 API endpoints serve Power BI and custom dashboards. Contract management covers rental and purchase contracts, margin per location, vacancy with urgency flags, and customers with their KVK and BTW numbers. A liability module tracks damage claims end to end, from report and photo evidence through escalation to automatic rent deductions. Access is by web app, iOS and Android apps and a REST API, with unlimited users and no per-user cost.

The entry rate is EUR 0.50 per bed per week for up to 1,000 beds, falling to EUR 0.45 above 1,000 beds, EUR 0.40 above 2,500 beds, EUR 0.35 above 5,000 beds and EUR 0.30 above 10,000 beds. Archived beds are charged at a reduced rate on the same tiers, from EUR 0.25 down to EUR 0.15 per bed per week. The optional Mobility module is priced separately, at EUR 0.25 per bicycle per week and EUR 1.00 per vehicle per week. Billing starts at EUR 50 per week, with a minimum of EUR 200 per four weeks. GDPR overview

GDPR/AVG compliance is claimed explicitly, on a dedicated compliance page. Technical and organisational measures listed: TLS in transit and AES-256 at rest, role- and rights-based access control with Row Level Security, regular audits and vulnerability scans, separate development, test and production environments, encrypted daily backups with a limited lifetime, and logging of access to personal data. Breaches are notified to the Autoriteit Persoonsgegevens within 72 hours where a risk exists, data subjects are informed where the risk is high, and customers are always told about breaches affecting their data. Transfers outside the EEA rely on the European Commission's standard contractual clauses. Nine subprocessors are published with their purpose and location, each under a processing agreement; the certifications in that table belong to third-party providers, not the publisher. The policy designates no DPO, and no Article 27 representative applies since the publisher is established in the EU.

Who owns the data?

The privacy policy, last updated April 2026, splits the roles. Revalis Group B.V. is the controller for account and usage data. For the property and tenant data that customers enter, Revalis acts as processor and the customer stays the controller. Customers entering tenant data can conclude a data processing agreement on request through info@revalisgroup.com. GDPR rights - access, rectification, erasure, restriction, portability and objection - are exercised at the same address, with a stated 30-day response time, and complaints can be taken to the Autoriteit Persoonsgegevens, the Dutch supervisory authority. The policy designates no data protection officer and states that no legal obligation to appoint one applies.

Reuse rights

The policy lists what is collected: name, email address, telephone number, login credentials (hashed passwords and session tokens), the property and tenant data customers enter, usage data such as IP address, browser and pages visited, and communications. The stated legal bases are performance of the contract, legitimate interest (product improvement, fraud prevention, security), legal obligation for tax and accounting records, and consent for non-essential cookies and marketing messages. The notable point concerns the AI assistant: Reva sends the user's messages and the relevant context - location, inspection or service-request data - to external AI services in order to produce an answer. Anthropic (Claude) handles text questions and ElevenLabs handles audio, and only where the voice features are used. Explicit consent is requested before Reva is used for the first time, and without that consent no data is sent to those services. The policy states that this data is not used to train those providers' models, and it documents no separate training opt-out mechanism, which is consistent with training being excluded as a matter of principle.

Data retention & training

Retention summary
After an account is closed, personal data is kept for a maximum of two years. A longer statutory period applies where the law requires it, for example seven years for tax data. The stated principle is that nothing is kept beyond what the purposes require. At the end of the contract, data is retained or deleted in line with the privacy policy. Daily backups are encrypted and described as having a limited retention period, but that period is not quantified anywhere on the site.

Hosting summary

The site displays 'Gehost in de EU' / 'Hosted in the EU' in the footer of every legal page and on the home page. The only country named for infrastructure is Germany, through Hetzner Online GmbH for dedicated server infrastructure. The publisher's own subprocessor table, however, places several services in the United States: Anthropic, Resend and ElevenLabs are listed as US, while Supabase, Vercel, Stripe and Cloudflare are listed as US/EU. The privacy policy devotes a section to transfers outside the EU, covered by the standard contractual clauses approved by the European Commission.
