Collov AI
AI virtual staging for real estate: upload a photo of an empty room and Collov AI furnishes it digitally, alongside photo retouching, twilight, 360-degree and virtual-tour tools. Built for agents, designers and homeowners. Plans from 19 USD per month.
What is Collov AI?
Collov AI is the real estate line of Collov, Inc.: an AI virtual staging service that furnishes photographs of rooms. The workflow is deliberately narrow. Upload a photo of an empty or furnished room, pick a room type and a decoration style, and the tool returns photorealistic furnished versions. The site positions it as “Cutting-edge AI Virtual Staging - For Real Estate Agents, Design Professionals, and Businesses” and offers three separate entry points, one for agents, one for interior designers, one for homeowners. Documented use cases are vacant properties, rental marketing, renovation previews, and commercial or office space.
Each generation returns four renders, and the terms confirm that regenerating a version costs no extra credit, so several styles can be tried for the price of one. Catalogued room types include living room, bedroom, dining room and home office; styles include Scandinavian, Modern, Industrial and Luxury. Accepted formats are JPEG, PNG and TIFF, high resolution recommended.
Around that core sits a retouching suite of thirteen tools — Add Furniture, Furniture Eraser, Room Declutter, Enhance Photo Quality, Material Overlay, Season Changer, Weather Changer, Natural Twilight, Day to Dusk, Add Water to Empty Pool, Pool Water Enhancement, Lawn Replacement, Night to Day — plus specialised visualizers for cabinets, flooring, furniture detection, home renovation and partial remodels. Three heavier modules go beyond the still image: AI Virtual Tour (image to video), AI 360 Panorama and AI 3D Tour, reserved for Premium and above. Multi-Angle Staging, which applies the same furniture across several shots of one room, is human-assisted, costs 20 credits per image and needs at least three images per request. Consumption is metered in credits: one credit yields four staged images, one credit per retouched image, 40 credits per tour video, 20 per panorama or 3D tour. A white-label API — Virtual Staging API and Object Masking API — comes with its own console and documentation.
Vendor figures are claims, not measurements. Collov AI advertises staged images in under 15 seconds, properties selling 73% faster, 78% more qualified buyers and a 20% lift on asking price, and its own audience counts contradict each other: “Over 1M+ Home Professionals” on the homepage against “over 10,000 real estate professionals worldwide” on its founder page. The terms are blunter than the marketing: the company is not an architecture, engineering, licensed design, brokerage or construction consulting practice, and outputs are for visualisation only.
What it does
- Furnish an empty room from a single photograph (AI Virtual Staging)
- Add, replace or erase furniture in an already furnished room (Add Furniture, Furniture Eraser, Room Declutter)
- Change the decoration style of a room: Scandinavian, Modern, Industrial, Luxury
- Retouch exteriors — lawn, pool water, weather, season, day-to-dusk twilight, night-to-day
- Replace walls, floors, ceilings, countertops and cabinet fronts (Material Overlay, Cabinet Visualizer, Flooring Visualizer)
- Produce a virtual tour: image-to-video, 360-degree panorama or 3D tour
- Embed the same processing in a third-party product through the Virtual Staging API and the Object Masking API
When to use Collov AI / When not to
A quick filter to help you decide if Collov AI is the right fit.
When to use Collov AI
- Real estate agents and brokers with vacant or dated listings, who need furnished photos in minutes instead of booking a physical staging session — the Premium tier is explicitly sold for teams and brokerages working at volume.
- Interior designers who have to turn an idea into a client-ready visual without paying for a photoshoot or building a 3D model.
- Real estate photographers and listing marketers who resell staging, twilight shots and exterior retouching as an add-on to a shoot or a campaign; the vendor's own testimonials come from both profiles.
- Property managers and leasing consultants advertising unfurnished rentals, where the stated aim is to attract more tenants and reduce vacancy rates.
- Homeowners weighing a renovation, who want to preview flooring, cabinets or a partial remodel before committing to the choice.
When not to use Collov AI
- Anyone who needs a professional deliverable rather than a picture: article 4 of the terms states that Collov.ai is not an architecture firm, not an engineering firm, not a licensed interior design practice, not a real estate brokerage and not a construction consultancy.
- Construction and renovation decision-making: all outputs are declared to be “for visualization purposes only and should not be relied upon for construction, structural modifications, or professional decision-making”.
- Teams that need assets cleared in advance: article 5 warns that outputs are not guaranteed to comply with MLS, advertising or regulatory standards, and leaves verification to the user.
- Anyone looking for CAD drawings, technical plans, measurements or cost estimates — the tool only produces images and video from photographs.
- Mobile-first users, minors and would-be competitors: no App Store or Google Play application is linked on the site, the terms set a minimum age of 18 (article 2), and article 10 forbids building a competing product from the service.
How to use Collov AI
A typical end-to-end flow, from setup to results.
- Start from the free entry point, labelled “Try It Free” on the site; an account is required for the full feature set (terms, article 3).
- Prepare the source photograph: JPEG, PNG or TIFF, as high a resolution as possible, since a low-resolution source degrades the render.
- Upload the image of the empty or furnished room.
- Select the room type and the design style.
- Collect the result — four renders per version, delivered in under 15 seconds according to the vendor.
- Regenerate as many versions of the same photo as needed: extra versions consume no additional credit.
- Make any minor adjustments, download the image, and add the one-click staging disclaimer before publishing it in a listing.
- For retouching, switch to the dedicated tools (Add Furniture, Furniture Eraser, Material Overlay, twilight, exteriors): one credit per generated image.
- For consistent furniture across several shots, submit at least three photos of the same room to Multi-Angle Staging — 20 credits per image, processed with human assistance.
- To integrate, open the API console, read the documentation and call the Virtual Staging API and Object Masking API (Enterprise plan); the subscription itself is managed and cancelled from the account's subscription page.
Pros & Cons
Pros
- Four renders per generation, advertised in under 15 seconds, with unlimited regeneration at no extra credit cost (terms, article 8.1): several styles can be tested for a single credit.
- Commercial licence and watermark-free staging output from the very first paid plan, at 19 USD per month.
- Broad coverage under one subscription: staging, photo retouching, exteriors, tour video, 360-degree panorama and 3D tour.
- Low entry point: 19 USD per month for 60 photo credits, a unit cost far below the 15 to 75 USD per image charged by traditional staging services.
- A built-in legal notice tool, the one-click virtual staging disclaimer, useful against MLS disclosure rules.
- Documented white-label API with a console and two named endpoints.
- Self-service exit: a free trial without purchase, cancellation from the account with no hidden fees, and a quantified refund policy (7 days on a first purchase, below 10 generated images) processed from the customer area.
Cons
- No postal address is published anywhere — no legal notice page, no footer mention, nothing in the terms or the privacy policy, and the “Contact Information” page gives only an email address. No social profile is reachable either: the footer's “Follow Us” block holds six empty links whose URLs are injected in JavaScript.
- The privacy policy is visibly reused from a third-party template: it describes “our website (www.collov.com)”, refers to collov.com's terms, and still carries a residual mention of “when you create an account with Styldod”.
- No stated position on model training: a broad licence over Inputs to “improve the Services” and the use of anonymised and aggregated data, with no training clause and no opt-out option.
- No DPA, no subprocessor list, no certification (SOC 2, ISO 27001); security is summarised as encryption in transit, without guarantee. No retention period is quantified either — deletion is promised “within a reasonable time”.
- No permanent free plan: the trial is capped at 2 to 5 generations depending on the feature, several of them watermarked, and unused credits do not roll over from one cycle to the next (terms, article 8.1).
- No availability commitment — “No SLA or uptime guarantee applies unless explicitly agreed in writing” (article 15) — and disputes go to mandatory arbitration in California with a class-action waiver (article 16).
- The /features pages are generated in series and are unreliable: the 2025 comparison page attributes 25 to 49 USD per image and a 24 to 48 hour turnaround to Collov.ai, in direct contradiction with the pricing page and the 15-second promise. Audience figures clash the same way, 1M+ professionals on the homepage against 10,000 on the founder page.
Pricing & Plans
There is no permanent free plan. Access is sold by subscription, the cheapest paid tier being the Standard plan at 19.00 USD per month for 60 photo credits, or 228 USD per year with the 25% discount displayed on the yearly tab; the site advertises “Plans starting at just $19/month” with “Cancel anytime”. A free trial is available without purchase, but limited: two generations on some features, five watermarked images on others, one watermarked trial on video and panorama. Additional photos beyond the plan allowance are billed at 0.24 USD each. Subscriptions renew automatically at the end of each cycle unless cancelled beforehand, and unused credits do not carry over to the next cycle.

Data, GDPR & hosting
A consolidated view of how Collov AI handles your data.
GDPR overview
Implementation is partial and asymmetric. The privacy policy, dated 21 October 2024 and issued by “Collov Inc.”, explicitly claims compliance with California's CCPA but never claims GDPR compliance. It does carry a dedicated article stating that “Residents of the European Economic Area (“EEA”) may be entitled to rights under the GDPR”, summarising those rights, requiring identity verification before a request is answered, routing requests to cs@collov.com and linking to the EDPB list of supervisory authorities. What is missing is substantial: no Article 27 EU representative, no named data protection officer, no data processing agreement, no subprocessor list, no certification such as SOC 2 or ISO 27001. Data is transferred to and processed in the United States, which the policy itself concedes may offer a lower level of protection, and security is limited to SSL encryption in transit, expressly without guarantee.
Who owns the data?
Ownership stays with the customer. As between the user and Collov.ai, the user retains ownership of both the Input (the photographs uploaded) and the Output (the generated images), “to the extent permitted by law”, and remains solely responsible for that content, including warranting that they hold the rights to anything uploaded. In exchange, the user grants Collov.ai a worldwide, royalty-free, sublicensable and limited licence to process, modify, store, reproduce and display the Input, “solely for the purpose of providing and improving the Services”. A separate clause lets the vendor use anonymised and aggregated data to improve the Services. Neither the terms nor the privacy policy mention model training.
Reuse rights
Reuse needs no permission. A commercial photo licence is included from the entry-level Standard plan — the site frames it as being able to “confidently use in listings, ads, and brochures” — and because the user keeps ownership of the Output, no further authorisation is required to publish or sell the images. Watermarks are the practical constraint rather than the licence: Standard delivers virtual staging without a watermark but its Photo Editing, Design Agent and Chat Edit trials produce five watermarked images; Advanced clears watermarks on those tools, and Premium clears them on Virtual Tour, Multi-Angle, 360-degree and 3D Tour. Images watermarked on a lower plan can be re-issued without the watermark after an upgrade. Two limits remain, and they are regulatory rather than contractual: article 10 of the terms forbids passing a generated image off as a real photograph without proper disclosure (a one-click virtual staging disclaimer tool is bundled from Standard), and article 5 warns that outputs are not guaranteed to comply with MLS or advertising standards. API access itself may not be resold, sub-licensed or redistributed (article 7).
Data retention & training
Hosting summary
The vendor's own statement is thin and conditional. Article 9 of the privacy policy, “Notice to users outside the United States”, says that “your information may be transferred to, stored, and processed in the United States where our servers may be located”, and adds that the United States “might not offer the same level of privacy protection” as the user's country of residence. No country, region, hosting provider or data centre is named anywhere else on the site, and no DPA, subprocessor list or certification (SOC 2, ISO 27001, standard contractual clauses) is published. Security is described as encryption of data in transit through SSL or similar technology, immediately qualified by “This, however, does not guarantee that...”. Network observations, which are not vendor statements, point the same way without proving anything: collov.ai resolves to 76.76.21.21, an anycast node in Amazon's AS16509 geolocated in the United States; the HTML carries a “vercel/path0” build path, so the front end is served by Vercel; images are served from CloudFront. A CDN anycast node is not a storage location — that IP address says nothing about where uploaded photographs are kept.
Things to keep in mind
Risks and trade-offs to weigh before adopting Collov AI.
- Misleading the market: an AI-furnished photo can lead a buyer to believe a property is actually furnished. Guardrails exist — a one-click disclaimer tool, and article 10 of the terms forbidding an output from being presented as a real photograph without proper disclosure — but the disclosure duty falls entirely on the user.
- Outputs may simply be wrong: the terms state they “may be inaccurate, distorted, incomplete, or unrealistic” and do not reflect actual physical conditions, and article 5 adds that they are not guaranteed to comply with MLS, advertising or regulatory standards.
- No support for a technical decision: nothing here backs construction, structural modification or professional decision-making (article 4).
- Intellectual property of the uploaded photographs: the user warrants holding all rights, so uploading someone else's photo exposes them to the indemnity clause of article 14.
- Opacity on training, compounded by a publisher that is hard to trace: a broad licence over Inputs to “improve the Services”, anonymised and aggregated data, no documented opt-out, no postal address, a privacy policy inherited from another domain with a residual mention of a third company, and a transfer of data to the United States that the policy itself concedes may offer a lower level of protection.
- Economic dependence: credits do not roll over, renewal is automatic, and no SLA or uptime guarantee applies. Recourse is narrow — mandatory arbitration in California, class-action waiver, liability capped at the sums paid over twelve months.
- A dulled eye: browsing enough generated interiors, a buyer can lose the measure of what an empty space actually represents.
Setup & Integrations
Technical difficulty
Very low for web use: nothing to install, three steps — upload the photo, choose style and room type, download the result — and no design or 3D skill required, as the designer page itself stresses. The trial is reachable without purchase, though an account is required for the full feature set. The only real preparation is the image: JPEG, PNG or TIFF in high resolution, since a low-resolution source degrades the render. Tutorials and API documentation are published. The API route is another matter: REST endpoints, keys to keep confidential, quotas and rate limits, Enterprise plan only.

Should you pick Collov AI?
Collov AI is a single-purpose tool that knows what it is: real estate virtual staging, with a retouching suite built around it. For an agent, a listing photographer or a small brokerage, that focus is the point. The pricing grid is complete and public, from 19 USD per month for one agent with a few listings to 127 USD per month for API access, and the credit system, the watermark thresholds and the feature tiers are documented down to the detail in article 8 of the terms, which is rare enough to be worth noting. Refund and cancellation policies are quantified and self-service: seven days on a first purchase below ten generated images, cancellation from the account with access until the end of the cycle.
The clear weak point is transparency about the publisher. No postal address appears on any page, no social profile is usable, and the privacy policy served on collov.ai is dated 21 October 2024, written for collov.com, and still carries a residual mention of a third company, Styldod. The position on model training is never stated; there is no DPA, no subprocessor list and no certification. The /features pages are generated in series and contradict the pricing page, so they should not be relied on. The publisher is Collov, Inc., co-founded by Xiao Zhang; the collov.ai domain was registered on 02/09/2023 and first captured by the Wayback Machine on 29/09/2023.
One nuance to keep in mind: collov.ai is the real estate product line of Collov, Inc., not the whole brand — its own privacy policy still calls collov.com “our website”. And the performance figures on display, 73% faster sales or 78% more qualified buyers, are vendor claims rather than verified measurements.
