PropStyle
PropStyle is an AI virtual staging tool that furnishes or restyles real estate photos in seconds, covering six residential room types and four decor styles. Aimed at agents, property managers and photographers, it starts at $20 for six photos.
What is PropStyle?
PropStyle is a web-based virtual staging service published by Prop Style, an Australian operator. It takes a photograph of a room and returns a photorealistic version of that same room furnished in a chosen decor style, so an empty or dated property can be marketed as if it had been professionally dressed. The homepage promise is blunt: virtually stage any property in under five minutes.
The workflow is deliberately narrow. You upload a photo, pick one of six residential room types (living room, bedroom, kitchen, dining room, bathroom or home office), then pick a furniture style. Six styles are displayed, of which four are active: Scandinavian, Modern, Minimalist and Coastal, while Industrial and Traditional appear disabled in the trial module. Generation takes 5 to 10 seconds per room according to the FAQ, and several images can be processed at once. Furniture removal is included in every plan, so an already furnished room can be emptied and re-dressed, and no plan applies a watermark.
Behind a paid plan sits a web dashboard at app.propstyle.ai where properties are created, organized and presented, and where subscribers get indefinite image storage. Billing runs on credits: one credit equals one photo, unused credits roll over for as long as the subscription stays active, and no cap limits how many rooms a single property may use beyond the credit balance. A free trial module sits on the homepage itself, usable without an account, with your own photos or sample images, until a quota is reached.
The commercial argument is cost. The site puts average virtual staging in the United States at around $120 and its own entry point at $20, alongside a comparison against outsourced staging: finding a vendor, waiting for a reply, negotiating a per-photo price, waiting 48 hours, and starting over for every revision.
Scope limits matter as much as features. PropStyle dresses an existing photograph. It does not model a space, produce floor plans or 3D renders, or alter walls, openings and structural surfaces. There is no mobile app, no public API and no third-party integration on the user side. Support is a ticket raised from the dashboard, with a stated 24-hour target, and the site advertises a 100% refund guarantee.

When to use PropStyle / When not to
A quick filter to help you decide if PropStyle is the right fit.
When to use PropStyle
- Real estate agents who need listing photos staged the same day the property is shot
- Brokerages and listing teams publishing a high volume of properties every month
- Property managers and leasing consultants marketing empty rental units
- Real estate photographers who want to deliver furnished visuals without renting props or a studio
- Interior designers and decorators presenting style options to clients from a single room photo
When not to use PropStyle
- Teams that need an API or a developer integration: PropStyle exposes no public API and no documentation
- Users who work from a phone: there is no iOS or Android app, only the web service
- Commercial, industrial or outdoor property marketing: the six supported room types are all residential interiors
- Designers who need broad stylistic range: only four styles are active, Scandinavian, Modern, Minimalist and Coastal
- Anyone looking for 3D renders, floor plans or structural retouching: the tool dresses an existing photo, it does not model a space
How to use PropStyle
A typical end-to-end flow, from setup to results.
- Open the Try It For Free module on the homepage, no account required
- Upload your own JPG or PNG by drag and drop, or start from one of the sample images
- Select the room type among the six residential categories offered
- Select a furniture style among the active ones

- From the app.propstyle.ai dashboard, upload the property photos, whether empty or already furnished
- Let the AI stage them, batching several images at once, then download the watermark-free renders for your listing
- Track your credit balance, which rolls over while the subscription is active, and open a support ticket from the dashboard if needed
Pros & Cons
Pros
- Turnaround measured in seconds, 5 to 10 per room, against the 48 hours the site attributes to outsourced virtual staging
- Aggressive pricing: $20 for six photos, down to $0.92 per photo on the annual Professional plan, against the roughly $120 the site cites for average US virtual staging
- Free trial straight from the homepage, with no account and no card
- No technical skill required: an upload, two menus and one button
- Furniture removal included at no extra cost, and no watermark even on the $20 pack
- Ownership of the generated images is explicitly granted to the user
- One-off $20 purchase available without a subscription, plus non-expiring credits and a 100% refund guarantee
Cons
- Narrow style catalogue: four active styles and two more displayed but disabled, while two homepage testimonials explicitly ask for more
- Residential interiors only, across six room types, with no exteriors and no commercial or industrial spaces
- No mobile app, no public API and no user-facing third-party integration
- No permanently free plan: the homepage trial is capped by a quota
- Very thin site: no About, Contact or Features page, no robots.txt and no sitemap, and the footer Sitemap link leads nowhere
- Corporate identity reduced to a trading name, a first name and a personal email, with no postal address, no social profile, and prices shown in bare dollars with no currency code
- Sparse legal documentation: no retention period, no hosting country, no DPA, no stated position on model training, and refund terms that differ between the FAQ and the terms

The cheapest subscription is Standard at $27 per month on annual billing, invoiced $324 per year. Data, GDPR & hosting
A consolidated view of how PropStyle handles your data.
GDPR overview
GDPR is mentioned, but only in passing. The privacy policy, effective 15 May 2025, states that personal information is handled in compliance with Australian privacy laws and international standards such as GDPR. That single generic sentence is the whole of it: no legal basis for processing, no international transfer mechanism, no standard contractual clauses. Data subject rights are listed, namely access, correction, erasure, withdrawal of marketing consent and the right to complain to a data protection authority, but the only regulator named is the Australian OAIC, not an EU supervisory authority. There is no Article 27 EU representative, no data protection officer and no data processing agreement offered or referenced. Retention periods and hosting locations are absent. The single contact point is a named individual, jonathon@propstyle.ai. European users should read the GDPR claim as declarative rather than demonstrated.
Who owns the data?
Prop Style's terms, effective 15 May 2025, state that you keep ownership of the images you upload and of the staged versions returned to you, and the homepage FAQ repeats that generated images carry full ownership and usage rights. By uploading, you grant Prop Style a limited license to process, store and display that content solely to deliver the service, and you warrant that you hold the rights to whatever you upload. One tension remains unresolved: clause 5 places the platform's intellectual property, including AI-generated staging outputs, with Prop Style or its licensors. No sharing of your images with third parties is described, and no position is published on model training.
Reuse rights
Generated images can be reused commercially without asking permission: the FAQ grants full ownership and usage rights once an image is produced, and no plan applies a watermark, so renders can go straight onto listings, brochures and portals. The contractual limits sit elsewhere. You must hold the rights to every photo you upload, illegal or infringing content is prohibited, and reverse-engineering, copying or redistributing the service itself is forbidden. The only grey area is clause 5 of the terms, which lists AI-generated staging outputs among the platform's intellectual property. Read alongside clause 4, it appears to cover the underlying technology rather than the files you download, but the wording never says so.

Hosting summary
Prop Style publishes no hosting country and no region. The privacy policy, effective 15 May 2025, says only that information is stored securely using reputable cloud services, with appropriate technical and organizational measures against unauthorized access or disclosure. No provider is named, no certification such as SOC 2 or ISO 27001 is claimed, and neither an international transfer mechanism nor a data processing agreement is offered. Uploaded photos are described as processed by the publisher's AI systems and stored securely, and subscription plans state that images are kept on secure servers indefinitely. Governing law is that of New South Wales, Australia, and the regulator referenced is the Australian OAIC, which places the operator in Australian jurisdiction even though the data location stays undeclared. Third parties handling data are named informally: Google Analytics, Stripe, email platforms such as Mailchimp, and advertising networks including Meta and Google Ads. Technical observation outside the publisher's own statements shows the domain at Cloudflare and the front end served from a Vercel anycast address registered in the United States, which is an infrastructure signal rather than a declaration by the operator.
Things to keep in mind
Risks and trade-offs to weigh before adopting PropStyle.
- Buyer deception risk: an AI-furnished room is not the property as it stands, and several jurisdictions require altered listing photos to be disclosed, an obligation the site never mentions and never labels automatically
- No watermark and no provenance marker on the renders, so nothing visually distinguishes an AI image from a real photograph and honest labelling rests entirely on the user
- The terms exclude any warranty on the suitability of AI staging for specific sales outcomes, so the sales statistics displayed on the homepage carry no contractual weight
- Ownership is granted to the user, yet clause 5 of the terms places AI-generated staging outputs within the platform's intellectual property: clarify this before heavy commercial use
- Photos of lived-in interiors can carry personal data, such as faces, mail or identifying objects, uploaded to a third party whose hosting country is never disclosed
- Indefinite storage is sold as a benefit, but storing images forever is also the absence of a deletion policy, and no position is published on whether customer images train models
- Dependence on a very young and barely identifiable publisher, with no address, no registered entity and a personal email, leaves service continuity and recourse uncertain, and credits stop rolling over once the subscription ends
Setup & Integrations
Technical difficulty
Very low. PropStyle runs entirely in the browser, with nothing to install, no API key to obtain and no integration to configure. The homepage trial works before any account exists, and the account itself is created during checkout. The full workflow is to upload a JPG or PNG by drag and drop, choose one of six room types, choose a style, then click. No photo-editing skill is needed and no settings have to be tuned. The only real prerequisite is having usable photographs of the property, well lit and squarely framed.

Should you pick PropStyle?
PropStyle does one thing and does it quickly: it furnishes a photograph of a room. On that narrow task the time and cost argument is strong, with 5 to 10 seconds per image against the 48 hours the site attributes to outsourced virtual staging, and $0.92 to $3.33 per photo against the roughly $120 it quotes for average staging in the United States. The homepage trial runs without an account, so output quality can be judged before any payment, which is the fairest way to settle whether the renders suit your listings.
The limits are equally clear. Four active styles and six residential room types leave little room for variety, and two testimonials on the site itself ask for more styles. There is no mobile app, no public API and no integration, so PropStyle stays a manual, single-screen workflow rather than something you plug into a listing pipeline.
What deserves more caution is the publisher. Prop Style is a trading name with no postal address, no company number and a single first-name contact. The domain was registered in May 2025 and first archived in September 2025, so the service is young. Its legal documents, effective 15 May 2025, publish no retention period, no hosting country, no data processing agreement and no position on whether uploaded images train models, while clause 5 of the terms sits awkwardly against the ownership granted in clause 4. Prices appear in bare dollars with no currency code, from an Australian operator using United States market comparisons.
Verdict: a sound fit for agents and property managers who want listing visuals fast and cheap, and who will disclose that the photos are digitally staged. A poor fit for anyone needing stylistic range, automation, or firm contractual and privacy guarantees.
